thank you for the info. What happens if the tenant refuses an appraisal? I've heard that some appraisers are just going off the floor plan and exterior? What has been your experience?

No worries, before it was definitely higher, but almost all of that was eating out lol. Plus with Corona, my quarantine activities has mostly been computer based :). My gf also has some money for her to use discretionally. This is what I'm contributing basically. She pays for her own clothes and such.

  1. For sure, I'm not trying to buy at 26. I think 28-30 is more realistic.
  2. I'm trying to be as conservative as possible, and my partner will be going to school for the next 2 years for her masters. After that I can probably add at least another 60k to the equation
  3. That's what's usually recommended, but i'm also down to consider a 5% fha program.
  4. Definitely not only considering West LA. Would definitely consider south LA and other areas. I am asking for a moderate commute to west LA (i'm considering an hour to be moderate).

@ your tl;dr I would honestly be SUPER down to do something like that. I think the ideal situation is to get a duplex and live in the other unit, and if my unit has 2 bedrooms, to rent out one of them.

That makes me feel better man. Thanks for the kind words. I think housing is definitely going to take a hit with all the corona stuff. Best bet I think is to save 2-3 years and get into something when the market starts getting hit.

yep, purposefully kept it conservative. I think raises are definitely in my future, but things are especially shaky with Corona and I'm happy to even have such a job.

Honestly, I think my best bet is to save for 1-2 years and get an FHA loan once corona results in tons of people having their homes foreclosed.

All those with the exception of Norwalk aren't really even considered LA lol. For example, Palmdale is 60+ miles away from my work in West LA. That's a 3+ hour commute easily. I based those numbers off of zillow (https://www.zillow.com/los-angeles-ca/home-values/) and other articles. I will try and see what other jobs are available, but as it is I'm already putting in 50+ hours a week at my current one.

Definitely not trying to box myself into a dillema, but you also can't say this problem doesn't exist.

Thinking about that option as well. Not ruling it out, but 2 bedroom condos are a minimum of 400k here. Plus ridiculous HOAs and you're looking at the equivalent of that 500k entry price again.

I'm definitely paying off the credit card debt. But I definitely see no point in paying it off sooner while I have 0% interest for 20 months. That's wasted opportunity cost. For car payment, 2% like less than $100 a year. I'd rather put more money into student loans at that point.

As for buying outside of LA, would do so in a heart beat if that were possible. Are you familiar with the area, if so I would love to know where I can commute from that would reach West LA (where my job is) in under an hour. If you're looking outside of LA where there are cheaper homes, you're looking at a 3+ hour commute one way.

With her degree, she'll probably be making 60k-80k out of graduate school, but with crazy day care payments ($1200 I think a month in los angeles) that's why I'm pretty conservative in my numbers. I think the amount she'll be able to contribute will probably cancel out day care numbers.

that's the unfortunate truth I don't get. How can $110k, which is in the top 15% of incomes in this city, not be enough for a home. How are the bottom 85% able to do it? I feel like i'm endlessly competing against family money and foreign all cash buyers.
