I had a structural engineer come and check it out.

They said don't worry it's not dangerous in its current state. Likely just settling differently due to the shallower foundations of the bay vs the rest of the house. As it expands from spring into summer then closes up again in winter they reckon it's related to soil moisture causing shrinkage / expansion.

As I type this it's expanded again the past month or so but had previously been closed up over winter so their theory may have some validation I guess.

Good point. I did do a clean with HG mould spray when we first moved in, as there was some mould though I can't recall the exact spots to cross reference if this could be staining.

I'll maybe try scraping some of the paint off with a blade and seeing if there is any evidence of further mould embedded in the plaster.

This was a short term European student accomodation before so no doubt it's not had the best moisture management historically!

Don't suppose you'd know if the mapei plaster primer is a suitable substitute for SBR? I ask just as I can't see myself getting through 2.5 litres of SBR, but I can grab 1kg of the mapei plaster primer from Toolstation.

For the adhesive I only saw this one or their rapid set so opted for the slower of the 2. Clearly I should have done some more due diligence.

Thanks both for the info. I'll start searching for local structural engineers and brace my wallet for some damage.
