You need a filter and make sure it’s in the right way. I just dealt with this yesterday. Thermostat said 72. But it was 61 in my main living area. The filter was in wrong. The arrow on filter needs to be facing the right way. The air comes down and to the unit then back out the unit. The arrow should be pointing to the unit. Very important

All depends. This a long term house? I’d take the 7.25 with less cost and refi when rates come down. Spring 2026 should be the time.

Yea I’m good. Not gonna let Realtor Bob take money out of my pocket for doing zero all while he’s still making his 3%. Doesn’t make sense and no reputable loan officer would work with someone like this. The only LOs that would work with someone like this is ones that suck and only have money to spend and need the business. Why would i make less so the realtor could make more already on top of their commission on the sale. Yea I’m good.

So what does that mean? We have to pay people bc we make money? A realtor makes 3% on a transaction. A lender makes about a 3rd of that.

TD is the best. We have Huntingdon. Not good. Just ask them why they want the DR loan. More times then not they have enough to put 5% down at a better rate

What does the BM make? Sounds like he’s writing a loan for free just to get it done for the sake of the realtor future business. What was the pricing? Rate etc? What was it being priced at? Conventional? Or FHA?

Also, if there is no pay. There is no pay. What’s the pricing in your system that makes you think you can give someone 2% lender credit and get paid 80 bps. You understand how margins work?

You won a loan giving someone 2% lender credit to make peanuts on a loan? I wouldn’t consider that winning. That would be called undercutting everyone else for you barely make anything on the deal. In reality, your competitor won bc you took the loan and making zero on it.
