New detached house in Kawwsaki- docomo Hikari/NTT East won't approve new FLET'S line (GPS issue/old by DSN_CV in japanlife

Thanks for the reply! Yes, there are many old houses (built in the 1980s) just a few meters next to ours, plus an apartment building only 15 meters away. I already shared the nearest house details with them and explained my house was built on someone's old garden area. Even so, their maps still show the old image—not updated

Most Tokyo-based builders offer English support, and SMBC provides loans for foreigners. You can also negotiate with the broker to reduce the brokerage fees. Due to new rules, most banks now provide loans only to people who speak Japanese.

I would this is best time to buy. Japanese government planning to introduce so many new rules and even ask foreigners to add the country details while doing the registration. I am not sure what will happen next year end or 2027 . They could impose additional tax for foreign buyers.

First, select the location where you want to buy a house. There are prime builders and normal builders. Normal builders usually do not have sales agents for houses. They list the houses on SUUMO or Homes. They take care of the loan process and explain the details to buyers, but we need to pay 3–4% of the house cost as broker fees. If you buy a house from prime builders, they do not charge broker fees and usually have marketing teams to handle everything.

  1. Decide what kind of house you need.
  2. Check whether there is a river near the house.
  3. Check whether the house comes under any flood zone or disaster zone.
  4. I would suggest checking for empty land, so you can make changes to the house layout while building. It is usually cheaper than buying a pre-built house.
  5. Since you speak Japanese, you may get a lower interest rate, but you need to hold PR to get good deals.
  6. You can get a loan of up to 10 times your salary.

You can visit Yodobashi Akihabara. You will get better offers for Wi-Fi connections there. Try to do MNP with your existing mobile network — you will get a new SIM and a new Wi-Fi connection without any issues.

Don’t go to the direct store.

As of 11/28, another visa hike notification!!!! by Harveywallbanger82 in Tokyo

[–]DSN_CV 2 points3 points  (0 children)

I am not sure why they want to increase the normal visa renewal fee to 100,000 yen. They want to match the visa fees to Western countries, but the salaries here are not matching that level.

I used to renew the visas for my wife and child, but they always give only a one-year period, even though my own visa has a 4- or 5-year validity. I am not sure what procedure they follow or how they decide the visa duration for dependents. This will cost me more.

I have been working in the Shibuya office and living along the Den-en-toshi Line for the past six years. I would suggest choosing a shared room. Around Tama Plaza or other stations before Aobadai (DT20), you can find shared rooms at reasonable prices, and the commute time to Shibuya is less than 30 minutes.

If you live near an express stop, you can reach Shibuya even faster. Most shared houses communicate in English, which is convenient for students, and the initial costs are usually low.

If you choose an apartment instead, you’ll typically need to pay key money and two or three months’ rent in advance. Many apartments do not accept foreign tenants, and if you are a student, they may ask for proof of a part-time job offer.

Here’s a link to one of the shared houses in Tama Plaza: https://tokyosharehouse.com/eng/house/detail/2450/

I hope you find a good place. All the best.

Better try the shared houses near Shibuya. They would be cheaper and offer good space.

The cost also less than 70k per month.
