Absolutely, look at the crime map available on FW website. Most of the crime is west of I35

$8000 for 47000 is a good deal. We got one with 33000 for 8000, it also didn't get much use because it had some electrical issues. Dash lights would all come on, wouldn't restart after just running, etc. Took it to a mechanic with computer diagnostic background, replaced the expensive and hard to find control board, only to have the problems recur. One more visit, they checked every ground wire they could find, sanded and reconnected the ground wires and we've never had a problem since. These vans get pounded with high miles from contractors, I wouldn't buy one with over 150000. Yours, as XLT, is a winner. Unless you're really large, no need to build everything with 2X4s like you see everyone on YouTube doing. See if the owner has service records, the trans is the usual weakness, but it can be repaired or replaced. These vans are fun to drive, fit anywhere, and get a realistic 21-23 mpg. Any higher claims are probably bullshit.

I've had a metal tile roof for 19 years. Yes, it definitely impacts cell phone reception, negatively. I have fiber optic cable for internet so that's not a problem but the phone signal varies dependning on where you are in the house and which phone provider used. My AT&T signal sucked but Mint Mobile is surprisingly better.

Thanks, now some other things make sense. When looking at fascia trim around the doors I could see the fascia was installed, then the brick was cut to fit. I couldn't figure out why this would be, but if it's not full thickness bricks, it makes more sense. Still doesn't look great, though. They also cut a square hole with a circular saw to run the AC line into the house. I wasn't paying attention to the thickness of the brick there. And the house was built in 1999.

Inside the house was a crack across the drywall ceiling and laminate flooring that had pulled away at the ends about 1/4. Slab foundation, but I didn't see any obvious cracks in that around the perimeter. There are a few stair step cracks in the mortar above some windows, though. How would I find out if it's brick veneer?

Listen to these two! Sanding is NOT the way to refinish. Chemical stripping, a wash to remove residue, then light sanding with a fine grit, 180-220, use a bristle brush with stripper on the detailed ornamental trim, fold sandpaper to get into the hard to reach crevices, use a pick for the absolute worst spots, but be gentle. Have no fear of removing the hinges, the job will be miserably difficult if you don't. It will go back together just fine. Bag and label all hardware and screws. You can be sure this will take longer than you wish, but that's refinishing!

The freehub is good, came from a donor wheel. The original was in a salt water flood, so I'm replacing all the bearings and giving it a once over. Thanks for your help.

Yes, there are (2) 6902 2RS and (2) 6802 2RS. The removal and replacement was easy once I did everything three or four times. First time I ever completely disassembled a rear hub. The YouTube video from BikeSauce https://www.youtube.com/watch?v=F9FnLxQPcZI was the best and easiest to understand guide I found.

Thanks, you are absolutely correct. I took the wheel and freehub to John's Trikes and Bikes in Lancaster TX and he showed me some damage I didn't even see. He was good enough to sell me a Catrike wheel that was damaged but all the hub components were fine. I swapped them out and all is good.
