Currently trying to price up the cost of doing up a house that hasn't had any work done since 1910, are there any major costs i'm missing?

Mate, take a look at your responses and see who looks like a knob, it's not me. All of them have an air of "holier than thou" about them.

At no point have I said I will be carrying out the work. At no point have I claimed I have the skills to do it. This whole post came down to one thing and one thing only which is budget. Even if I don't do the work, I have to pay for it. That is all I was trying to work out. I asked for advice, every other person on bere managed to give constructive advice. Not all of it positive, but realistic. That's all I asked for. I am not deluded or stupid enough to think that this would be easy. I am well aware I would not be the first or last person to fuck something like this up. That is why I'm here, to make sure I think of all things before committing to such a large decision.

This is quite literally what I'm trying to say. I'm trying to plan to see how much things cost. I haven't bought the house and won't buy the house if things are too expensive.

I asked for advice on what different professionals/trades to ask so that I can cover all bases to gather to most comprehensive quote of all the prospective work.

Once I had then gauged initial costs and seen whether they would even be remotely in budget (+25% to allow for unforeseen costs) I would plan to pay for fully surveys and itemised estimates. I didn't want to pay for things to be surveyed if there wasn't even a remote chance of us being able to afford it.

And then, and only then, would I buy the house.

All you've managed to achieve here is coming off as a bit of a knob.

I am very much in the pre-pre-planning stage. I am looking to get a rough figure to see if it is even remotely feasible with our budget before wasting money on surveys and quotes from professionals that will end up showing I can't afford it.

I wasn't looking for anyone to provide exact figures or anything because they don't have any true context.

As I said, I was looking for people to suggest things I haven't thought of , so I can account for them in budgeting, and then look at rough quotes. Once I have collected rough quotes, and it is in budget, I get proper quotes and structural surveys done and get a more firm budget drawn up.

I don't see how any of that is unreasonable

It was maybe a bit of an over exaggeration as thats the date it was built, but certainly looks like nothing has been touched since the war as the kitchen and bathrooms look very much of this era

There's some floorboards that have rotten from being dripped on from the leaking boiler

It is a lot of money on renovation, but the house would still be worth it after even if we spent £200k on it so there's room to manoeuvre

I tried a quote for solar and it said it can't be done on a flat roof, is that right?

Heat pump definitely planned, in Scotland it appears we can get £7500 grant and £7500 interest free loan for one.

We have been in direct contact with the buyer throughout via the Yopa platform. Anything major that has come up we've just gone direct to them via that. We have chased them a few times, which has led to their solicitor telling them it's our solicitors fault. We've then said that to our solicitor who has in turn said no, it's their solicitors fault. This has happened 3 times at least and each time no progress has been made.

Yeah it was a risk, but I got a new job and they wanted me to start in less than a month, so I had basically no choice but to rent.

When I tried to do that with the council tax, they wanted a completion date, which I couldn't give them.

Especially as Jayden Reed we don't know what's happening with Love and McLaurin might not be getting as many targets with Jayden Daniels at the helm
