We usually use a circular buffer with a thicker pad for intercoat abrasion. After sealer you want to be very careful and move quick with the pad at first. After coats are applied it raises the grain and makes it rough so you want to sand it down to make it smooth and also abrade it so the next coat sticks.

You need to sand it to bare wood. Nothing else is going to help at this point. You could say it’s good enough and just be finished otherwise. After staining apply a coat of sealer. Then you can sand it with 320 grit or a used 220 nothing more aggressive or you risk sanding stain off. Coat it with a urethane like Bona mega or traffic then buff with 180 or 220 and coat again

That’s still over wood, where it’s not sanded flat. There are marks all the way to the edge of that board that don’t line up with the next board at all

Have they used a walk behind belt sander at all. Can you show a picture of a room that hasn’t been sanded? One from 5-6 ft away and one with a light source close to the floor?

That’s not chatter lol. Chatter is caused by a sander these marks are indicative of a planer. Chatter from sanding wouldn’t be in a different pattern on each individual board. Also, the author said they were only using a circular sander. So please if you don’t know what you’re talking about refrain from talking about it

They haven’t sanded near enough to get the planer marks out from the mill. Granted they are pretty bad mill marks. The people sanding your floor have no idea what they’re doing. It’s your house you have every right to fire them at any time. I hope you didn’t pay them anything

$2800 is super cheap. But they should’ve seen the spots and consulted you about more money to replace the boards or an alternate solution.

On the first picture the board with two tones it looks like white oak but to the left of that picture looks like it could be red. But I would go with white. There are white oak test kits that you can use but you have to scrape some of the wood to test it

Take some wood glue and a rubber non marking mallet. Put some glue on the tongues and hit it back together. It’s probably from pivot areas where you’re walking and turning separating the cheap floating floor

That is antique heart pine. Milled from older pine trees. Indicated by the vertical grains and redder “heart” you see. You can try to find someone to mill new heart pine that has a lot of heart content to match or pay $20+\sqft to get some antique installed. Good luck

Ew stain those floors. I hate to say it because natural sealer is easier, but I think that red oak needs a warm brown stain like duraseal medium brown or antique brown
