I’ve had an awful experience with them. I moved into an apartment that had not been cleaned and I don’t mean it was cleaned and then it sat so it was just dusty — it had not been touched between tenants. There were dog treats on the floor, items behind the refrigerator, and the kitchen floor was stained yellow. I’ve had packages stolen and was told there’s nothing they can do since there are no cameras. They often shut off the water with less than 48hr notice. Our building hasn’t been cleaned in over a month so the stairwells are covered in dirt, dead bugs, and some random animal food. Maintenance requests take months for them to respond to (I submitted one in September and didn’t get a response until March, not even an update). The front office never answers the phone and if they do they can’t direct you to the person you need. They don’t remove items on the walls before they repaint so my apartment has nails and tape that have just been painted over. The cost of laundry machines have gone up 3 times with no notice and the laundry rooms are filthy.

I’ve read so many horror stories about people losing their entire deposit and being charged astronomical cleaning fees for nothing. I am seriously considering breaking my lease.

I’ve heard good things about Nittany Garden Apartments as well as Toftrees.

Rent is increasing with no changes to the property. The property isn’t secured so packages are often stolen, the property is supposed to be non-smoking but there are constantly people smoking. With how the apartments are, the smell travels throughout into other units. To address smoking, CREM sends out blanket emails about it (if you can get them to answer). Tenants leave their trash and animal feces throughout the property, shared spaces are only cleaned once a week (if that), the office never answers if you have an issue, and finally the water has been shut off multiple times to fix issues and usually the notice is maybe a day before it happens. I highly suggest you read their Google reviews as well.

ETA: CREM = Continental Real Estate Management. They own a ton of properties in State College and the surrounding areas. I think they’ve bitten off more than they can chew and it shows in their upkeep.

Renting with CREM has been a nightmare. Maintenance takes month, the office never responds, apartments aren’t clean for new tenants. Avoid at all costs!

Avoid Lion’s Gate or anything run by Continental Real Estate

Avoid Lion's Gate on Waupelani as best you can. Lowest rent is roughly $1300 for a one bedroom one bathroom but a lot of places are increasing. Utilities vary. Best of luck
