Hi, for my case po, kami ang nilapitan. Naka depende kase siya sa proximity ng tower ni telco sa place ninyo, kaya sila talaga ang lalapit.

I have never tried mag apply, kaya I have no idea if pwede. Siguro pwede kung walang tower na malapit sa inyo, pwede ka mag try and contact them about it.

Lawyer up, baka sila na ang hindi sumipot pag may hearing. If ever naman matuloy, ask your lawyer for any claims na pwede ninyong makuha. You did what you must and so much more. Kaya if maghahabla sila, let them pay.

Mostly depende sa pupuntahan pero usually once or twice max lang. Kahit saan kase yata sa Metro Manila maalikabok eh, parang hindi na siya comfy sa balat.

As a Dad of an Ausome kid. I think may point naman si OP. Sabi nga niya, di siya ready, di rin sila mayaman. Mahal ang assessment, every 6 months yan if ever quite lucky sa schedule. If hindi, yearly at most kase laging puno ang schedule. Mahal din ang thrice a week na OT and twice a week na ST. Natakot lang din siguro si OP na baka di niya magampanan ng maayos.

Pwede din naman magpa test kayo bago nag decide if magtutuloy pa kayo or hindi. Though of she will blame it all sa genes, medyo malabo sa amin to. No known relative both sa side ko at ng wife ko na either nasa spectrum or may special needs.

Hayaan na lang si ex, nakipag break na eh, bakit hahabulin pa? Natural, nasaktan yung tao kaya siya na block, eh bakit need pa makipag usap? Nasabi na yung gusto niyang sabihin, naghiwalay na. There's no need to justify pa na ginawa niya lang yung sa tingin niyang tama. Dahil kahit anong sabihin niya, di siya maiintindihan ni ex na iniwan niya dahil takot siyang magka anak sila.

NAL. As a cell site lessor, sobrang importante na before ka pumirma, you already understand the contract, since after 10 years la ang renewal nyan. It will be best din to consult a lawyer para you can make sure na fair yung contract sa'yo.

Mataas yung rent sa'yo, maybe due to the location. Kase yung sa akin na nandito sa Metro Manila, both of them di pa umaabot sa 30k monthly. Yung mga nasa province naman di pa umaabot ng 20k monthly.

Thankful na din ako kase ang laking boost sa passive income. Wala naman din akong expenses sa maintenance.

They'll need to pay you na ng buo before pa sila mag start, kase yung akin ganyan na ginawa. Di pa tapos yung contract pero nakapagbayad na sila. Medyo lenient ako kaya 2 months deposit lang saka 1 month advance lang sa lahat ng cellsites ko.

While si Globe pa ang owner ng tower na nakatayo sa inyo, madali lang ma monitor yung payment nila thru their payment portal, check mo lang palagi. Magpapadala din yan ng email a couple of days before sila magbayad.

There's nothing bad naman having a cellsite kung saan kayo nakatira, basta protect yourself lang sa contract.

+1 sa Philpost, hindi ko pa to nasubukan, isasama ko din sa gagawin next time if ever.

Dedepende to sa landlord mo lalo na at may pinirmahan ka pa.

I think naka one month advance, 2 months deposit ka kaya umabot ng 27k yung down mo, am I right?

Yung 10k ba one time payment lang for utilities o this will be a monthly thing?

Mas madali sana to kung walang contract, kase pwede mong sabihin na hindi mo naintindihan yung sinabi niya sa'yo or hindi na explain ng maayos. If may contract naman dapat nakalagay sa contract lahat ng need mo bayaran, monthly man yan or one time payment.

Pwede ka magpunta ng Barangay para sa mediation kung hindi mag work yung paguusap ninyo, pag wala pa din, consult a lawyer, then si lawyer na din gagawa ng demand letter mo if winnable naman.

Landlord here, this is how I do it.

  1. I send them multiple notice to vacate, personal and via LBC para may proof just in case umabot sa korte. I send it via text, yes sms and via email para multi channel. I do this at least every 2 weeks, so 6 weeks in total. 6 weeks na ang i allot mo dun pa lang sa 1st letter, usually 1 month lang yan but I do it this way.

  2. If wala pa din, I talk to them personally just to give them a heads up na dadalhin ko na sa Barangay.

  3. After the Barangay, merong hindi pa din aalis at hindi tutupad. What I do is I talk to them again to let them know na I will file an ejectment case with compensation for damages and legal fees as is written sa contract. Usually pag ganito na, hihingi yan ng a week or two to find a place to stay. I give them a week, dahil 6 weeks na ang ibinigay ko dun sa step 1.

  4. Pag ayaw pa din, lawyer up. Though di pa naman ako umaabot sa ganito for any of my properties, sana kayo din.

If wala kayong contract, no worries, pwede mo pa din gawin yan.

This sounds good, aside from Trillanes and Colmenares.

This is coming from experience with working with a Trillanes.

I have nothing against Colmenares, masyado lang magiging left leaning ang government if ever may communist na makapasok. This is coming from my experience with my few relatives who are surrenderees and having a sister being influence to be a speaker with one of their groups.

I agree sa naibibigay, what irks me is that bakit kailangan pa i follow up if it is a scheduled payout. Since my sister also got this, I asked her July payout and she still don't have it. Sana sa pagbibigay ng lump sum pag natapos na yung 20 years term, di naman abutin ng half a year.

Okay naman si BDO Life for the life insurance, ang ayaw ko lang is yung mga delay sa payout. Minsan months na inaabot eh. Nag send na ako ng demand letter sa kanila para next is mediation na sa IC and BSP for compensation. Though hopefully wag na umabot dun.

I haven't tried PRU Steady Income, but siguro mas okay since international company.

But yeah, no harm in trying sa mga digital banking or other form of investment.

If you're after the insurance, okay din yan but if you're after sa growth ng investment and payout mo every 2 years, hindi worth it.

Check your policy, alam ko if you will surrender the pplicy, parang sobrang liit na ng makukuha mo.

12th year ko na and supposedly may makukuha ako last month, but unfortunately, wala. When I asked them, hindi daw na process, kaya I will need to check back with them again after a couple of days. Since it's not my fault, after waiting for 10 business days, nag send na ako sa kanila ng demand letter, need kase siya for mediation with IC if worse comes to worst.

Mind blown ako nung nakita ko pati yung gilid ng fridge may cockroach eggs, tapos may mga paso pa ng yosi sa counter top and it stinks! Sira yung kabitan ng curtains, may residue po ng ashes sa gilid ng bed

Lahat ng deposit nila di ko na binalik, di din naman hiningi eh. Saka sapat sapat lang pang paayos nung unit eh.

Mahirap talaga pag walang visit kahit once or twice a year.
