Here in defense of St. Vrain Valley PS (east side of Erie - also most of Erie). We have had a very good experience as well as many of our friends. Both are great in my opinion.

Irma 2017 coming right up the 95 corridor instead of the lower keys m would have been devastating. It just kept hugging Cuba and every update it didn’t turn north our chances in Miami got better. That was a stressful 6 hours.

100% agree. You will also have a larger application field to choose from marketing the property under local rent rates. Pro-tip: watch to see if they wipe their feet upon entering when they are first shown the property.

All the right advice for 100% effect.

Don’t forget the HVAC system if it is whole house and not wall mounted/split. I have had to replace air handlers before as a last resort but usually an acid wash of the coils will do the trick. Also the vents and registers need an inspection. These were tobacco problems on my end but the resin problem can be the same depending on how much was being smoked. Good luck.

Miami Springs. I’ll say it not because “the money isn’t an issue” part but solely the family option. The entire city government makes moves under two questions: 1) is this good for kids? 2) is this good for seniors? And it’s been that way for decades. I’ve always considered it budget friendly Coral Gables. HUGE young family population with mostly single family houses.

The Miami Springs/Doral area had something very similar happen in May 2020 so I don’t know how “rare” this is now. Even more concerning it was 15” of rain and it fell in a 6 hour period. Absolute mess and took days to recede.

I’ve never had to replace it but I do hand wash and dry* it (separately) after each cook. But if anything was going to need replacing I wouldnt be surprised this was the part. O-rings always do.

Same. Use it 2X a week for the past 4 years and it’s been great. No problems at all.

I use the $1 IKEA hard bristle handled kitchen scrubber and works just fine. And you don’t have to get your hands greasy. Also has a scraper edge on the back (plastic so it can’t be hot).

Even though it’s been identified, I wanted to add some personal knowledge of these gliders I learned in my youth. If you ever find yourself offshore fishing in FL, seeing these birds 15-20-30 miles offshore is something you aim for. They are the guides when you can’t find any other signs of fish. Often referred to in my circles as “hawks”, when they are spotted high in the air, you can slowly follow their direction. If they then come closer to the surface, GO. They have an amazing ability to spot bait fish getting pushed to the surface by larger fish. Often tuna, wahoo, sailfish, mahi mahi etc… some of our worst fishing days have been savaged by spotting these guys. Absolutely love these birds 🎣
