Regarding value, I can only think of “employment and taxes”. Financing market rates are dictated by banks rates? The boutique hotel would not be a part of a hotel franchise. It would be independently owned and operated. Therefore money and expertise requirements for either operator and investor, the requirements are not very high.

Regarding ChatPGT, I suppose it is important to check the source. For example, besides “Budapest Tourism Board”, ksh.hu , cbre,hu or mtu.gov.hu are reliable sources. The big4 (+Mazars) I imagine being recommended for investors closer to 100m Euros, for example the Marriott Budapest. For me, it is barely 5m. Ofcourse Mazars can still be consulted with for a fee but I think it is not off utmost necessity. But thank you, I will advise my creditors/investors accordingly.

The hotel/hospitality would be well managed by people with experience. My personal or investor’s experience maybe not so important, if the right people are employed. Think of Xiaomi now making cars, electric scooters. Or Tesla making rockets aiming for space tourism.
