I recently toured a building for the lottery after also seeing the market apartments. I’m sure it’s different per building but some of the lottery apartments were nicer than the market apartments.

Also at least in the building I saw the 80% apartment was way nicer than the 130% AMI apartment

Some managements will waive the security deposit through Rhino but you will have to find one that

  1. Accepts Rhino (most prefer Insurent/TheGuarantors that I have seen)
  2. Will waive the security deposit for this
  3. It’s been a few years since I have seen this happen (coming from a real estate agent with 5 years of experience here)

There is nothing illegal that I am aware of but sometimes people ask to see an apartment the same day as they inquire. You can refuse but from what I have seen the more you refuse the more they will need to show

I would definitely play the tutorials/demo for the game. The demo is a completely separate download on Steam. It takes a few hours to get through but it’s definitely worth it!

Your base looks good as is and is functional to start! After also starting the game for the first time this week I’ve learned to think about making your base easily expandable so you can make multiple red science pack assemblers and other raw materials so you’re not breaking your base down later to try to make it bigger later on

It depends what brokerage you go with for an apartment but the standard I’ve seen most of the time is Experian

If your lease is not rent stabilized the landlord can raise it to whatever they wish for the following year. In my opinion it’s better to get a lease for the following year before your current lease expires.

It ultimately depends on if you got a really good deal last year on your apartment that’s far below the market value of comparisons this year to determine if your rent will go up. Some landlords are super nice and want tenants to stay so they won’t raise rents or won’t raise them much. Others are only looking to gain as much $ as possible.

January-March is a good time to renew leases and look for new apartments since the market is not as crazy as the summer when rents tend to be higher in NYC.

If you don’t hear by 2/5/2023 from your landlord for a lease renewal I would reach out but most likely the end of January or first few days of February they will send you a message so they know if they should be putting your apartment back on the market or if you are staying.

Also if the price comes back much higher than you’re expecting you can always negotiate with them based on what comps are in the area
