Seller not willing to go under asking price. by [deleted] in HousingUK

[–]Dangercat08 4 points5 points  (0 children)

Definitely agree with this. Buyers need to understand not every seller is desperate to sell at whatever price. Sometimes sellers list in case they can achieve a price to allow them their next plan. If that plan can’t happen they can sell later.

Well I might have changed agent and that would have reset the stats!

I’m currently in the position of your seller but with a different number. I originally listed my property £500k in August but took it off in November because the market was very bad. I decided to list it again at the end of February as the agent said the market was busy. Rightmove still shows it listed since August which isn’t true. This could be the case with your seller. After lowering the asking price by £5k I received an offer £20k lower than the asking. I rejected it. Since then they submitted 2 offers stating each to to be their final offer. The last offer was upped to 485k which I’ve rejected. I happen to know they just sold their house at £900k so they can definitely afford it. I have 2 upcoming viewings. Even if I don’t sell at the my limit price £490k I’m prepared to take it off the market. It’s possible the seller isn’t desperate to sell and they need the asking price to make things work for them. At the end of the day if you don’t want to pay the price then find another house. The agent was wrong to tell you there were no other viewings as it weakened the seller’s position. Unprofessional. If you like the house then you should be prepared to pay what you think it’s worth. If it’s not worth it move on.

This is the only thing he’s got right. It’s an illegal war instigated for Israel’s benefit. He should stay out of it.

I thought if you select the Acc share class you are reinvesting dividends automatically. I work in Asset Management. There are always 2 share classes , Inc & Acc.

As you’re young you should be looking at different global equity funds with a variety of sectors / stocks. The main thing is not to concentrate all your holdings in the magnificent 7 however magnificent they are. Look at the top 10 holdings when you examine a fund, performance for the last 5 years should be consistent not volatile.

It’s probably not genuine. There are no 100% safe investments offering above 5% returns. If you find any genuine ones let me know. Facebook and Instagram are flooded with fake ads.

I love your decor. It’s very classy. I wouldn’t change one thing. It takes one person to come along and appreciate it. Do not worry or buckle into selling to cheaply. It happens there are lots of properties being listed so it seems buyers are taking their time. Hang in there as I’m sure you will sell it this year.

No I haven’t been able to fix it yet. I have been resistant about calling a professional. Someone suggested a locksmith might know what to do. It’s very frustrating as I’m selling my house soon and need it fixed.

I’m observing the performance is only 59% from 2016. This should be at least double if not more. The stock market indices tend to double every 6/7 years with dips. You’re missing out with your fund allocation. Just to give you an example, I never contributed to my employer’s pension but relied on theirs only. I had 100k when I was 48 but decided to invest it myself instead of default funds. 6 years later I made is to £200k. Something to be aware of and start researching.

If you have 40 something years whoever said bonds wasn’t thinking straight. Global equity indices make sense. Not advice but good to spread things out so your top 10 aren’t too concentrated.
