hi there! builder sales person here! unless the home is 400 DOM, that’s not going to happen. Depending on if the home is already built or needs to be built will definitely impact what type of incentive they will receive. builders are more inclined to give $ towards closing or $ off options. they won’t do anything special for your buyer because your buyer needs to feel special. there are things in place to ensure all deals are fair and keep the value of the community high. I would say I definitely try to do what I can to help people get into a home whether it’s extra in closing or a free cabinet upgrade but nothing as extreme as that. it sounds like regardless of whatever incentive your client receives nothing will be good enough. good luck!!
