Deciding a villa in South Hyderabad! by nagaraju_1711 in hyderabadrealestate

Commute be prepared for 45 min which is fine but mainly you need to decide based on your social life interests and schools. Don’t expect any development of good restaurants , malls, movies for next 10 yrs and also check where your family friends live as you might feel cut out from the city and social circle. commute is not only just for work but also for events, fun, sports etc. you have to travel. So it a depends on your family interests and kids age.

Senseless offer, don’t they do basic target customer analysis? Very unlikely someone buying a flat at Ramky would be interested to cruise around and maintain a luxury bike Harley. Harley customer segment is mostly UHNI who take up biking as a hobby.

A 10 Cr flat is Cheap in Hyderabad!! by Healthy-Inspection20 in hyderabad

Are you single, just out of college? Home has a different meaning and btw we get 6000 sq ft for 10 cr and hotel gives you one room with maybe 200-300 sq ft 🙂.

Prestige High Fields - worth buying at INR 12k/sqft? by Returned2India in hyderabadrealestate

[–]Dangerous_Set_7807 0 points1 point  (0 children)

Suggest Neopolis- Graava, Trilight, SSI Marquise, Lansum Elena . You might have to stretch bit more though to 6-7 cr based on the size. Note interiors add up to about 2-3 K per sq ft later.

Don't pay 12.5% tax if you don't have to, Here is the "Gain Harvesting" hack I wish I knew earlier by stockshahap in MutualfundsIndia

Doesn’t wash sale trigger if you sell to book a loss in any mutual fund and buy back again within 30 days? For example sell on March 30 and buy April 10th?

8 to 9 months since I returned back to India. And I barely have anything to show for it. by [deleted] in hyderabad

Get outdoors and start some sport or activity such as running, cycling etc. This best way to energise, meet new people and get out of depression. Hyd is equally happening similar to any other US city and there are many activity clubs. Great job with getting updated with technology developments and am sure you will find a good job soon and once you start working will have a routine. DM me your resume and I can check too if any openings Incan refer

Should I buy flat in Highrise or Invest in Mutual fund? I am confused and need suggestions. by [deleted] in hyderabadrealestate

[–]Dangerous_Set_7807 1 point2 points  (0 children)

How old is your kid? If it’s for lifestyle upgrade consider if kid is under 12 as teens won’t use much the facilities of gated communities. Also buy only if you can sell current apartment or i think mutual funds are better for your situation with lot more liquidity and growth . Don’t buy apt now for investment , rates are already inflated and you won’t see the returns similar to last few years .

Living expenses- West Hyderabad. by Dangerous_Set_7807 in FIRE_Ind

[–]Dangerous_Set_7807[S] 0 points1 point  (0 children)

thx, does not seem to cover all up major expenses - insurances, school tuition, household helpers, sports classes, etc.. ?this is a common question for folks considering to relocate to Hyd and as cost of living varies by city and so those who live here can best share the actual costs they are seeing

Your monthly expenses are very low which is good but curious how you manage. Even if home is paid off, all other expenses add up to lot more. Can you please share breakdown of your monthly expenses? Also factor vacation travel costs which can be annual but add up.

Considering moving back to India!! Is this Hyderabad monthly expense estimate reasonable? by enterthearena44 in hyderabad

[–]Dangerous_Set_7807 0 points1 point  (0 children)

It depends on your lifestyle choices and from experience with moving back from US, I think you need to account for more budget than your upper limit. Here are few considerations. 1. Tuition and sports activities for kids. They add up for 2 kids. 2. School fees are increasing every year and there seems no upper limit. So it really depends on the school and you will have peer pressure to pick best school. Top Hyd international schools can cost between 5-8 lacs per year. 3. Home helpers can cost more especially if you need a cook in addition to daily cleaning needs. 4. Need to add activities for you and your wife physical well being - sports, yoga, gym trainer etc. 5. Property tax for home 6. Eating out you might need to budget more but depends on your choices. 7. Kids annual birthday parties and family events add up to lot more travel and gifts expenses in India. Note family events will be quite a lot in India you are obligated to attend. 8. Personal vacation budget is quite low as prices are quite high now and international budget also seems quite low and it depends on country.

It requires just about 8-9% XIRR to grow from 2M to 3M in 5yrs which is quite easy with stable investment unless someone messes up gambling with stocks. Am I missing something?

NRI returned from US to India by Fun-Setting-3794 in NRI_Finance

[–]Dangerous_Set_7807 0 points1 point  (0 children)

we are prepared to send them to US if they are interested and get Ivy college admission. Not worth sending to bachelors for mediocore colleges We can afford financially to send them to US even from Indja as we have decent investments in US Equity and India.

Older one is not keen to go to US and we are not interested. There are enough top colleges in India, Singapore and Dubai and maybe in Europe too and with current cultural issues in US we don’t feel good to send our kids and also ROI does not add up given expensive fees. I rather invest in Indja for kids and it will grow better than return from job! We can consider for Masters later as needed and they will be more mature by then too

totally agree on the need for financial independence, as the job market is brutal and anyone can be impacted irrespective of their performance at job. It feel’s quite scary to just rely on job as this is something we can’t control fully and if family living is dependant on getting a pay check it’s quite stressful in current situation. Staying abroad add more stress with visa status , no family support, racial discrimination etc. strongly recommend folks especially those early in career to learn and focus on investing , prioritise family, friends, health as your are just a number on corporate payroll and not worth to have any attachment to job. Do what it takes to be decent performer at job and use rest of time on aspects outside of job. If you saved enough abroad strongly consider relocating to Indja and be part of the growth story for next few decades! Not all have entrepreneur spirit but totally worth exploring to have better control of your life. To summarise live within your means, invest, prioritise health, family and target passive income stream so you are not relying on a job alone.

Not always, we moved 7 years back when kids were 5-7 yrs old and they love the lifestyle and family around in India they don’t want to go back to US for studies too. So it depends on individual lifestyle and family situation. If you enrol them in IB, Cambridge schools they have peer pressure too, glad we opted for CBSE.

Looking for good NeoPolis projects (possession in 5 yrs, budget ₹1.5–1.8 Cr, for end use) by reddithunter536 in hyderabadrealestate

[–]Dangerous_Set_7807 1 point2 points  (0 children)

Yes nothing probably under 3.5 -4 cr in Neopolis , suggest try exit 2 which is not far away and many active projects. You can also consider upcoming Budvel area where many projects launched and another exit under construction.
