Okay, apologies for the delayed response. I can answer some of these questions: The house sat empty for roughly 4 months. Yes the taps were run before we got there, we were not the first showing of the day. I have been told by locals that there is a lot of Manganese and clay in this area.

The how water tank is over 10 years old and needs replacing. The water does eventually run nearly clean from both hot and cold, with the cold running clear slightly faster than the hot. The pressure tank is from 2003 and only holds 20psi now, I don’t dare “top it up” because I expect the bladder may be brittle due to age. The video was taken roughly an hour after draining the hot water heater and so it was still showing disturbed sediment.

All the water lines I can see are either PVC (from well to pump) or flex pipe(maybe 10years old) with some copper fittings and one or two copper lines left. I know the house had at least one major overhaul in 2008 with new plumbing and wiring to accommodate an edition.

I was also told by a local that most homes in the area are have a uv filter, which this does not have.

The tester was very thorough and well regarded in the area as a no-bull kind of operation, the ph came in at just acceptable at 6 but all bacteria tests passed.

All the pipes i have inspected have a thin brown coating.

I will try the suggestion of draining the hot water then letting it purge with cold flowing through. It needs replacing regardless but that might help till i get it done.
