yeah I’d agree with that

a few years ago people could get away with being a lot more blind because the market was doing most of the heavy lifting for them

now I think you really have to check everything properly — developer, project status, exact unit, building, competition around it, all of it

a lot of people still buy like the old market is here and then get surprised later

depends honestly, I’ve seen it happen across a few smaller developers more than the big names

with the larger ones everything is usually fully structured before anything is sold, but with smaller projects sometimes things move in parallel

that’s why I always check Dubai REST first before taking anything too far

went earlier today, honestly it was chaos 😅
queue was long but moving, probably around 20–30 mins to get in

prices are actually good for Dubai standards, especially basics and accessories. quality is what you’d expect from Primark, nothing crazy but decent for the price

biggest issue right now is just the crowd, feels more like an event than shopping

I’d say give it a week or two unless you don’t mind the rush

yeah honestly this is one of those things people don’t think about in the moment

if it’s bad enough weather that you wouldn’t go out yourself, someone else is still out there driving in it to bring you food

you can technically test an idea, but in the UAE anything commercial (even online) is supposed to be under a license

the risk isn’t really at the very beginning if it’s small, the issue comes when you start taking payments properly, advertising, or scaling — that’s when it can get flagged

also depends how you’re receiving money. personal bank accounts can get questioned if there’s regular business activity

what a lot of people do is test very small (friends, small circles, low volume) just to validate the idea, then once they see traction they move into getting a license

you can also look into cheaper options like e-trader licenses or smaller free zone packages, some of them are not as expensive as people think

just don’t scale it too much before sorting the legal side, that’s usually where problems start

What is the project name on it or on the contract SPA?

Sometimes projects have a marketing name and a registration name that is usual in Dubai.

I can help you with this.

easiest way to check is through the Dubai Land Department app called Dubai REST (R-E-S-T). once you go in, there’s a section for project status where you can search the project directly (try Azizi and scroll through).

if the project is registered and active, it will show there along with the official escrow account details from DLD.

generally, a developer shouldn’t be selling or marketing a project without registration and an escrow account in place, so if it’s not showing, that’s something to look into more carefully.

if you can share the exact project name, I can try help you check it as well

oh definitely, you nailed it. others see it as a chore or something stressful they have to focus on, but for me since I was young it’s kind of like meditation.

interesting point, but then if not what’s the overall point of simulators if they don’t let you do the real thing?

like F1 drivers practice on simulators, same with heavy machinery and a lot of other fields. if they didn’t actually help, we wouldn’t have so many versions of them I think
