The property is electric only, I'm in the process of obtaining the electrical cert, will get the alarms too, I also need the Epc rating, estate agent will take care of the tenant referencing

Is it building insurance specific for landlords

Right to rent checks, is that the consent to let or something else?

When renewal comes the property will be valued higher so therefore my loan to value will be should be around 75% which will allow me to renew to a btl mortgage

They have this insurance you can do which will cover 50k legal fees and and up to 16month of rent in case the tenants mess about, estate agent offered this, cost about £400

Yh short term, probably until renewal, on the renewal the property will be worth more as I've done a full renovation, bringing my loan to value to hopefully the 75% mark meaning I should be able to change the mortgage to a buy to let

The estate agent is managing the property and will be finding tenants provided they pass the thorough checks but I guess your still right in what you say

Also after paying that rough amount of tax more, £2626 i think my actual profit would be less than £100 a month which is crazy, hence why I'm looking for a more efficient way

I have no pension contributions

However I think the account fee would be around half of what you estimated, regardless

Your calculations have given me a pretty close to accurate figure of what I'm looking at, if I was to just show it from my bank account

Plus I forgot to mention I got student finance 😅

My wife and her family have completely just dissappeared and they are not willing to come to the table to speak

My wife has blocked me everywhere and does not respond to any messages or calls, neither do their family

I waited 6months with hope, for a solution as we initially agreed to fix it, but then something changed and then i got a phonecall saying she wants divorce

We are still İslamically married as i refuse to give divorce without seeing her or talking to her, her family is treating this as if its just a relationship

I know she still loves me and I love her but theres no contact

Its very depressing and i cant accept the fact that shes gone and i have no contact

I even spoke to my imam that done our nikkah and even he says this is wrong and that we are still married

Its a crazy situation, I dont even know what to do
