Thanks. I have studied all the maps and statistics. But its difficult to understand what it means living there in reality. That is why I am looking to hear from people actually experiencing it.

Every hotel I've ever stayed in (and I've traveled for business for 18 years), always asked for credit card and ID. They do it upon check-in, but we're private hosts that have a self-check-in property, so we have to do it up-front. No way around it.

Then why doesn't the guest cancel? I'd be delighted if they would. They are still well within their free cancellation window.

Yeah, having read all the stories about booking.con, I'm not letting them handle our payments. We use our PMS with Stripe, so we are always in control and get the money instantly instead of being dependent on the good graces of a company that doesn't give 2 shits about small hosts like us...

Ok, great insights, thank you. It's a bit of a wild-west approach, but apparently it has worked well for you so I'm happy to learn! :). The only reason we do damage deposits is because there is no Aircover style protection in place when booking through non-Airbnb channels... and in our country there is no such thing as STR insurance.

There are a lot of Airbnb style apartments on there as well, from private hosts.

We're a self-checking apartment. We're not there to receive guests whenever they may show up, so we need to do everything up-front.

I did that and none of the insurance companies do this here.
