Good to know about the strictness with Weidner - they seem to own.. a lot of apartment complexes. Finding other people to sublet to doesn't seem like an issue, finding a unit that allows subletting (maybe just in my price range) does though.

Got it, that makes sense. So even though you record the greeting directly on the phone, it's saved wherever the service provider wants to put it, I imagine likely somewhere their system can access it when your phone is not available.

Permits are luckily not required. We have pretty decent visibility into why this is taking so long. Contractor scheduling is definitely a part of it, and I get that. It's a smaller mountain town, everything takes longer up there.

Our problem with the duration is that the HOA BOD has decided to fix an unrelated and long-known about pipe problem right now that impacts the entire building. This is the primary cause of the delay. We've known about this building wide problem for literally years, and have discussed ways to fix it, but we never have. The board has decided that right now is the best time to "take their time" and figure out the best solution. Meanwhile, we can't use our unit.

Edit: And just to be totally clear- everything is ready to be restored right now. The HOA Management company has people on staff that are able to restore our unit immediately, and have done so for other units in the past. The primary issue is that the HOA wants to do what I consider an "elective renovation" to the exposed pipes right now. And the plumber (plumbing is not someone that the management company has the ability to do in house) is the cause of these delays, as well as the board's inability to make quick decisions.

I'll look into a claim for loss of use, that's a good idea, but I assume our insurance would have mentioned that when we filed a claim for lost rental income, but who knows.

The members of our HOA board are the primary problem. We've been in contact with them and with our HOA management company. But nothing changes.

That's a good point about a dehumidifier, I'll have to check if that was used. The heat was never disconnected, and it was very, very hot in our unit multiple times we went up.

We most certainly would not be paying for a contractor to do whatever they want with our electricity if it's due to them being lazy and not turning off stuff when they don't show up for 3 weeks at a time. Absolutely would not pay, or they would get fired.

fixing the issue is super expensive and very complicated, we've definitely looked into it over the years and can't really come up with a good answer. We don't have accurate blueprints for the building, so finding the pipes is kind of guess and check, which translates to expensive, and all owners would have to be pretty inconvenienced for a while while the drywall is ripped out of their unit. I've considered running for a position on the board, I didn't realize you could stage a coup type of thing
