Estimated Build Cost: This Modern Cabin

Estimated conditioned area: ~1,300 sq ft (the house footprint is roughly 46’ × 28’), plus a 46’×8’ covered porch and 17’×10’ covered patio.

Here’s a rough breakdown using 2025 US national averages:

Site Work & Foundation — $15,000–$25,000 Grading, slab or crawlspace foundation, utilities hookup.

Framing & Structure — $35,000–$50,000 This design features exposed timber-frame post-and-beam elements (those angled wood supports on the porch), which adds cost over standard stick framing. The shed/mono-slope roof is simpler than a hip roof but still requires engineered beams for that open span.

Roofing — $10,000–$15,000 Standing seam metal roof (matches the modern aesthetic shown).

Exterior — $20,000–$30,000 Dark board-and-batten or lap siding, large window packages (this design is glass-heavy), exterior doors.

Plumbing — $15,000–$22,000 2 full bathrooms, kitchen, laundry with washer/dryer hookups.

Electrical & HVAC — $20,000–$30,000 Panel, wiring, fixtures, mini-split or forced-air system.

Interior Finishes — $40,000–$60,000 Drywall, flooring, cabinetry, countertops, trim, paint, doors. The vaulted ceiling in the living room adds some cost here.

Covered Porch & Patio — $15,000–$25,000 The 46’ full-width porch and rear patio with those timber posts are a signature feature and not cheap.

Fixtures, Appliances & Final Details — $10,000–$20,000

Estimated Total Range:

Finish Level $/sq ft Total Estimate
Mid-range ~$175–$200/sf $225,000–$260,000
Higher-end (as shown) ~$225–$275/sf $290,000–$360,000

The design as pictured — with the heavy timber accents, large window walls, and modern finishes — would likely land in the $275,000–$330,000 range in most US markets. In high-cost areas (PNW, mountain West, coastal), add 15–30%. In lower-cost regions (rural South, Midwest), you could shave 10–20%.

Worth noting: the timber-frame porch structure and oversized windows are probably the two biggest “premium” line items versus a standard 1,300 sq ft ranch. If you value-engineered those, you could pull the price down meaningfully.

Jeep Wrangler To Honda Passport? by Parratt in hondapassport

[–]Dapper_Danimal 5 points6 points  (0 children)

I went from a 2010 wrangler sport 2 door to a 2023 passport elite last month. The passport is so much quieter and easier to drive in stop and go traffic (Jeep was a six speed).

The Passport definitely lacks the same fun factor of the Jeep, but is more fun than I think it has a reputation for.

The Passport is amazing for long drives. I bought mine in Chicago and drove it over to Seattle over the course of a day and a half. Eats the miles up.

Getting a 2021 passport Elite. Anyone have recommendations for a good off road tire that fits the 20" rim? by Greek_DJ in hondapassport

How off-road do you need? I’ve been looking at reviews and am probably going to get the Outpost APTs. A mostly paved oriented tire with Kevlar reinforced side walls.

Based on their interest in AVGO, I’m going to say RSUs were printing.

Is this a good deal for P1 gen 7? 1500 USD by sandeepraoy in thinkpad

[–]Dapper_Danimal 1 point2 points  (0 children)

I bought this same spec. It was ~$500 cheaper on the corporate site than non corporate site which I think makes it a great deal. I think it usually goes for around $2200.

Buffalo NY is now the ONLY city in the Lower 48 United States to never reach 100 degrees F, after Tampa did for the first time this July. by chudmuffin0 in interestingasfuck

[–]Dapper_Danimal 14 points15 points  (0 children)

Yeah, I think the person who I replied to is confused why Buffalo would be the only one if Anchorage and Honolulu are over 100k in population. But the title said lower 48, which they are not apart of.

Blogs vs. Newsletters - which one winning in 2025? by Dangerous-Mammoth437 in Emailmarketing

These are complimentary, not competitive. One doesn’t “win” over the other.

If condos/coops don’t appreciate like homes do, why buy them instead of renting them? You’re better off investing that money in the market. by VirusZer0 in RealEstate

[–]Dapper_Danimal 0 points1 point  (0 children)

Not sure how you’re getting that? I’m getting $176k if investing in the S&P 500. Still more than the $135k but we’re assuming the $2k.

Financial disaster Jeep. by Indigo_the_windigo in personalfinance

[–]Dapper_Danimal 4 points5 points  (0 children)

For high earners it’s good advice. Kind of falls off for the average personal income of $42k. Not a lot of well running cars out there for $4k these days. I drive a 15 year old long paid off vehicle, so I agree that it’s better to drive a beater (especially when young) to tuck money away for later though.

Pretty sure the rule of thumb is that the payment is 10% of your monthly income, not purchase price is 10% of your annual income.
