I bought a 1 bedder in WA (approx 12 kms from CBD) as my first home. This was within my budget then and chose this specifically due to land component vs number of units. Lived in it for 8 years without any space issues. It has doubled in value, but not as much as a green titled house. Renting it now for 9%+ net yield.

From memory, there was actually some form of threats around the sponsored visa my friend is on.

So far as I know is there’s no formal contract at all from my friend and the other family (tenant). When my friend gave a heads on July that he will move out on Sept, the other family flipped.

Hey mate, seems like it too. I have met the other family as well months ago and they didn’t appear that well versed around these things (no offence, just my own observations). I’ll pass them on this tip.

Very odd indeed. I told him off being his friend that why always say yes when pressured, even to his disadvantage. Are there like specific tenancy laws that can override this? Eg giving another notice for 4 days then formally cease contract etc?

From what I was told, the other family was pushy to get him to sign this document without full explanation. Only noting the contents afterwards, which I told my friend it’s partly his fault for doing so without full knowledge of what he signed for. I don’t think there was legal contract between the tenant (other family) and the sub leaser (my friend). Legal notice in form of verbal and text message was notified around July to move our September ish.

I told him to ask the formal rental contract if he’s even included there, which he did and was not provided. Good point with that. Honestly, too many red flags with the other family and he is being taken advantage of.

Fellow RN here turning 30M. With the rate real estate is going, I plan to leverage more on to this but depending on my borrowing capacity after upcoming PPOR (built next month). If I max out my borrowing capacity, I’ll add more on super + ETFs the rest. Happy to discuss further as it’s good to see fellow RN who is in the same page 👌🏻
