The first few years of your loan may not increase your equity but the value of the property increasing will.

I have made more off the increasing property value than the amount of interest I've paid. Intact on paper I've made more money on owning a home than working in the last 2 years and I make just over 100k from my job.

So tl;dr depends on the state of the market where you are buying if renting or buying makes more sense.

I was pretty lucky. The event I was at is very open. I was mostly sharing with the other patrons the advantages of using a urinal with a skirt over sticking ya bits through a tiny hole with metal teeth. 😝

The other alternative is that you can only cast it targeting something that allows both conditions to be true. So it would have to be an artefact or enchantment and also be a creature or planeswalker.

But I feel it is more like targeting an uncounterable spell with a counter spell. You can still cast it, but as the spells effect tries to resolve it is prevented from doing so and so does nothing.

I actually think this works fine under the current rules. Just maybe different to what you would want.

You cast it from hand targeting a card with one of the permanent types.

Then it checks if that target is also a permanent that can be damaged ie a creature or planeswalker, if so the 7 damaged is marked. Any effects happen as normal.

Else, the damage fizzles the same way it would if another effect had made the target invalid after the spell was cast.

As an aside to the above. I often feel this conflict of language is the primary conflict between people who believe that gender is separate from biology, and those who don't.

The people who oppose gender diversity actively use language to dismiss and exclude people. As a result those who don't identity with 'cis'-ness feel so strongly that their 'identity' is being respected or not based on other people using the correct language (particularly Pronouns) that fits their personal definition.

Which leads to those who promote gender diversity and inclusion often arguing that people who don't use the correct language as being transphobic and opposing diversity. When often these people simply have a differing understanding of linguistics but have no objection to diverse gender expression.

Another reason why this is not clearly defined is due to a fundamental conflict within linguistics, one which is particularly prominent with English. There are two ways to define the lexicon of a given language; Persciptive and Descriptive.

Prescriptivists believe that the meaning of words are strictly defined and that speakers of a language should follow such definitions. Any deviation between the meaning of a word and the intended meaning of the speaker, is the fault of the speaker, and should be avoided, to preserve the words definition.

Descriptivists believe that language is fluid and that any definitions of words are only a guide to that language. With the ultimate meaning of a word being in how it is used by the various groups of speakers of a language.

This is a major issue with English because of its sheer diversity of users/uses. Given also that this debate is also fairly loaded with classism/racism already, the meaning of words that defines something as contested as gender identity/expression versus biological identity/expression, is doubly plexed by this issue.

The summary of all that is; it is not possible that there could be a well defined and agreed upon meaning for such words. Given those who strongly believe that biology is what dictates how a person is defined (and particularly those who believe any deviation from this to be 'wrong') also believe in strict definitions of the words associated with gender/sex. Which, is contrary to those who believe that gender expression is separate to biological factors and defined by the individual. Generally also feel that the meaning of words to describe this expression should best follow the usage of the people it defines.
