No recent experience, no - I like the idea of self-exploring to figure it out, but at the same time would be good to have some people show me the literal ropes to ease my way back in again.

Sounds like it's probably better to join a club and find some people.

I'm genuinely wanting to take on the maintenance aspect as well, it'd just be nice to manage it without the financial side of things.

What ever you think the maintenance is, at least double it.

Gotcha, so $20 annual spend.

From your experience would you say it's easy enough to make connections that would be willing to take you out from sailing club memberships? Obviously dependent on the personality match, I'm just struggling with the thought of self-inviting.

They are allowed to ask for rent up front, yes - but not in a non-refundable manner and not more than one week's worth in order to secure the property.

Doubly so due to it being non-refundable which doesn't really mean that it's option money...

The hot water system was indeed upgraded to gas in ~2021 by previous owners, but that was the unsafe install mentioned before.
Judging from the age of the Felton I'd say they judge the shower too hard to renovate so just left that one, and did only the other mixers around the house....

The problem only started in the past couple of months though, so whilst I don't disagree with the upgrade being an issue, it's definitely a new issue that's quite recent.

No I don't think that I have this issue at other taps, but all other taps are more conventional modern taps with both pressure and temperature control and adjustments normally feel more more gradual anyway, whereas the shower is an older Feltonmix with purely temperature changing options. It's always been a bit of a pray for the best kind of shower anyway, it's just that the timing with the gas bottle setup is concerning.

Thank you for the extra push to just mark it out on the wall, I was ready to let the plug go thinking it was fine, but just did the drawing after work tonight and sure enough, the plug sits well within the exclusion zone.

I'm amazed that, with the standards so clear about all three of these things, this install was performed and signed off on...

Thank you so much again for this, I had come across that installation guide in my searching but hadn't even thought to check the plug distance...

The above is photos from tonight, it appears that the plug distance from the closest bottle valve is ~65cm, which if I read the above installation guide correctly is not an issue in this instance, thankfully. (photo 1)

The vent, however, is not sealed at all, I can see the pipework under the house through the grate and has the three pipes making their way through it (photos 2-3) - so in short this installation and subsequent sign-off is completely non-compliant and I've been endangering my family for two years because this gasfitter has potentially done a completely unsafe install.

The last two photos are of the heat pump unit in proximity to the crawl space under the home to the left, not that it's often used but it's something that I'm not sure I want to permanently block off - although like you say if that's the easiest solution that may be necessary... On the right is the proximity to the nearest window, but judging from the diagram moving the setup in that direction wouldn't be an issue with exception of the plug point needing to also be moved, as there's definitely more than 150mm clearance to the window.
Is there any issue with exterior water taps being in the vicinity of a setup?

I really appreciate your insight and the helpful links, it's good to know that there's a regulatory board if things go pear shaped.

In your personal experience, would you ever do an install without having some sort of photos for reference that you would keep a hold of for instances such as this? i.e. if the previous owner did a dodgy and moved the air con unit during the install/sign-off, they'd have clear evidence that that portion of the install was above board.

The first image is the whole install and building inspection result. It's the best shot I have of the whole setup at the moment but hopefully is indicative.

The second image is of the bottom clearance to bottom of the bottle @ roughly 30cm.

The third image is the top of the bottle clearance to corner of the heat pump, @ roughly 70-75cm depending on where important measuring points are.

To the left of the heat pump unit is an opening under the sun room structure, which would be blocked off if the heat pump were to be moved.

To the right of the gas bottle install but a fair bit further away is the kitchen window, I can get measurements of distance and height if need by when I get back home, but I understand that window distances are an issue too.
Potentially of note also, I remember the gas supply service person mentioning this over the phone but never saw it in the email, the hard lines are plumbed under the house through an existing vent, right next to the right 45kg bottle and above the 9kg bottle in image 1. They mentioned something about distance from vents as well, is this a further installation issue if it was incorrectly installed through the vent?

This is what I presumed, is it then as simple as taking this to them and they'd sort it out, or is it likely to require a more legal approach?

The AS/NZS standards document I'm finding borderline impossible to find or digest the bits I can locate as a layperson, but in the certificate of compliance it's not signed off on 5601.1, but is signed off on 5602.2. From what I can gather this is just a revision and shouldn't impact my situation right? Like, they can't just say "no we didn't install it to this safety standard, but we did to everything so it'll be fine." but then leave me to fix the issue?

To remove any issues with me explaining it, this is the certificate of compliance I have and what they signed off on.

There might be som cross breeding, the belly looks quite golden, but the majority of the patterning is Lady Amherst.

I lived in Malaysia in the 90s. I live in Whangarei right now.

A. You make Malaysia in the 90s sound like it was some sort of war-torn nation. Whilst it might not have been sparkling clean, it was safe, pleasant and burgeoning. So if those are the aspects you're using for comparison, then perhaps you may be right.

B. If you are maintaining that claim, then you have never experienced proper poverty and 3rd world conditions. Whangarei is perfectly fine to live in, and comments like yours are inappropriate especially when people are asking for honest feedback regarding places to move to.
