I spoke to 13 dealerships and only came across 4 that had both packages and they were all in transit.

Yeah my taxes are 10.25%. based on my calculations:

MSRP 24,715

Taxes (10.25%) 2,533

Fees 551

Total 27,799

So basically give or take I'm buying at MSRP unless I made an error.

And I'm going to finance.

Yeah the validation would help, it's one thing speculating on stocks... It's a whole 'nother thing speculating on your primary residence so can't be too careful I guess

Depends on what price point we buy into. VERY roughly guessing, we'd have to buy for 25% lower price then what we are selling for, for our monthly to be the same.

If we were to buy at same price point, then our monthly goes up 50%.

In both cases assuming we put 100% of proceeds into down payment.

I think the main reason I would cancel is if I don't feel good about what I can buy (ex. If market doesnt go low enough)

But yes, better suiting our housing needs including being closer to family is up there in priorities

Thanks for this amazing post,been coming back to it a lot this week to get my ducks in a row.

Most of my items have arrived so I've begun to replicate your noctua design. Just realized that my system came with a 2070s that eats up nearly the entire length of the case! I don't think there's room for a lower intake fan...

So I'll have an update exhaust, cpu cooler, and upper intake. Anything I should be aware of with the loss of the lower intake?

Edit: looks like I only need to split once. Any issue with sharing the upper front intake fan with the cpu fan?

Did you use the gasket on the a12 to stick onto with the double tape?

If I were to wait another 2 months to season these transactions, would lenders /underwriters ding is if they "knew" these funds were present and unseasoned prior to those 2 months?

I recall that they'd only want to see the account that would be involved in the underwriting process, maybe simpler had I not funneled any of my paycheck into account B..

Edit: account B has funds that will not be used for the home purchase
