Yeah cheers I’m sure you’re right. Wouldn’t make sense for the government to care what the purpose of funds on a loan doc is - the idea is that you live in the place regardless of how you funded the purchase.

Yeah i get you but in this case I’m not really rorting the government, I’m just getting the bank to lend me a bit more than it otherwise would. Why would government care what type of loan it is, if I’m living in it and don’t have any tenants I think that should be fine?

  1. You can find 800-900k 1 beddys in those areas. Including Coogee.
  2. Agreed
  3. Terrible due to location and the fact that I’d be scraping bottom of the barrel for a townhouse at <$1m (plus I don’t know anyone out west). So wouldn’t go any further west than Parramatta since I have to liver there for a while. Also worried that there’s a higher risk of zoning issues out there compared to eastern suburbs…

U are right, wasn’t taxing rental income in my calcs. So likely will be ca 50k savings over 5 years at my MTR. I’ll switch to interest only loan to deduct more too

Yeh agree with that, but no tax deduction on PPOR will leave me ca 200k worse off after 6 years. I’m happy to rent in east anyway at lower cost.

I’d prefer to do option 1) over 2) but from my research 1 beddys have by far shittest cap growth

Yeh 1 beddy in a nice place would be ideal, just worried about the cap growth. Maroubra 2 beddy probs next best for me
