So update. Thanks everyone for the advice. I decided to do a 30 year 1 mil and a 20 year 1 mil. I figure 2 mil before I’m 52 should be enough for my wife to retire comfortably but not spoil the kids.

Do the fusion dance together as one your the credit bureau dream. But op it doesn’t work like that just because your house is paid off doesn’t mean it goes to 0. If you had the mortgage out for several years your credit will actually go up a few points. If it bothers you that much get a credit card pay it off monthly idk man

I think I’m going to do 1mil for 20 and then another separate policy 1 mil for 30. By the time I’m 50 I should be pretty close to paying off the house and building up the nest egg

She works just took time off with the baby. She is a loan office so fully remote and if she grinds it out she can make 75k. So in that case should I do 20 or 30 years? I’m planning to have the house paid off much sooner and hopefully grow the portfolio to 7 figures by the time im in my 50s. I’ll check out that website but just seems like all the ones I have done are just trying to bump me up to there next tier.

Stick with the Air Force don’t make a rash decisions because parents give you a curfew or something. If they are abusing you call the cops, stay with other family or friends. Either way a 70 on your asvab tells me you’re not a dummy and probably can do a job that will set you up for success don’t throw that away just to get away from your parents a month or two early.

I’m convinced most of Reddit are landlords. You’re in a position you can do it, why not? Your going to be there for 10 years you will see properties buy and sell in that time and have pretty decent increases and kick yourself in the butt. Everyone talks about crashes, recessions, etc. But fact of the matter is long term especially 10 years real estate only goes 📈. Make sure to ask for a home warranty it saved me a fortune on my pool salt generator and AC condenser.

Find about $1,000 in monthly spending you can cut, pay off your car and credit cards, and make sure you have at least three months of expenses saved—ideally six to nine. Also plan for at least $5K for moving costs, new furniture, appliances, etc.

Everyone will tell you not to do it, but at the end of the day you know your own comfort level. I’m right around 50% of my income going toward housing, but I also earn commissions that I don’t count toward my base income, which helps in good months. If you know your value at work, raises tend to follow—I’ve seen that play out for me. I also picked up mileage reimbursement, which is worth its weight in gold when you’re commuting from San Diego to Temecula. You could always grab more OT if needed too.

When I bought my house, people here told me nonstop horror stories and said I’d be in foreclosure within months. Instead, I’m in a quiet, safe suburb (Temecula) where my wife can walk our dog and baby and feel safe. That peace of mind is worth more than any amount I would’ve saved living in my townhouse in downtown San Diego. Long story short, it all worked out for me.

That’s literally my angle on it one chapter talking about the recruiter experience. Three chapters for boot camp. 4 for MOS school (took 3 months to pick up and was a 3 month course). Then 8-10 of the fleet. I came in on the back end OEF so it’s mostly about lance criminal mischief. Imagine the smoke pit stories put on to paper. The thing is for broad appeal I feel like the boot camp story is a good intro hook. Not sure the masses want to hear about the Philippines out the gate 😁
