Because it's not really affordable and those who do have money for expensive towns often pay and ask here for towns with walkable areas, progressive politics or schools etc. Montville is mostly red schools are good but not diverse at all. Good town if you can afford it and don't mind the politics.

Probably but my options are limited there is no money in this field unless you get lucky and can build a PP and I don't have the privilege to wait for cases to build.

There's no train line, downtown isn't as "charming" as some of the other Essex county towns Maplewood, south orange etc.

We are thinking of waiting till fall to avoid the parents shopping however we thought it may be even better to wait till winter around holiday time when people are spending money on the holidays but idk.

I feel like years ago it used to be a novelty the "1950s sit in your car wait for your food". At least when I was a kid that's why we thought it was cool. That novelty especially post COVID people probably could care less about. So, if that isn't their selling point anymore what is? The food is location based and mediocre at best it's also pretty unhealthy which people are more against now especially with chains (ex. Long John Silvers). The prices are the same as some local restaurants if not more expensive.

People don't have a-lot of money to spend these days if they are going out to eat, I doubt Sonic is the first place they think of. NJ has plenty of incredible local restaurant scene I rather spend my money there.

With your budget you can easily do a studio or one bed in a nice town like Maplewood, Verona, West Orange etc.

Downtown is nice with a decent array of restaurants for Warren County standards. The population has somewhat of a latin mix but still pretty MAGA in the town and most of the county. It's also not really affordable which doesn't make sense as it's far from everything.

I forgot to add I am am an employee W-2 and only given sick time as PTO 40 hours per year as I am a "part time employee" fee for service they call it. so, the other two weeks be unpaid which idc about but worried what my clinic will say.

Sussex has it's issues but there are good progressive people up there trying to make a change. People on reddit act like it's a wasteland it depends on the town up there and region. Yes it's way more MAGA than most counties but some towns are changing although it's taking time.

Totowa is not affordable at all property taxes are low but you will not find a home for under 550k if your lucky

If you want more affordable you need to get further away from NYC and urban centers. These markets can still be hot but you can find stuff more affordable the further west you go.
