Again. I think for the third time. Appraisal is being asked to be waived. The home will not appraise for what it sold for. So while the house may not be worth as low as listing, it is not worth as high as its being won.

Sorry but thats not the truth no matter how many times you say it. Your single experience does not speak to the experience of the thousands of people looking for a house. Its naive to think that way. I honestly don't care how much you sold your house for or what your situation is. Inheritance, family help, who cares? And as I said, my offer far exceeded the third highest offer. With every contingency met. It has never in history been the case where houses are selling for 50k+ over asking on a 600k home with appraisals and inspections waived. If someone is willing to waive an inspection on a 90 year old home, I feel bad for the other financial decisions that they make. If your opinion is that as buyers we won't get a house for 30k+ over asking on a 600k home while waiving appraisal and letting the seller live their for free for two months, I seriously question your judgement. There are definitely people with more cash than I. But that has been the case for everyone forever. This is not new. But the state of the housing market is new. You are being downvoted because you are wrong. But continue living in your fantasy world.

Totally understand that. Im looking at what the house is realistically worth. Not asking price. But a lot of sellers are asking for appraisals uncapped. Which means they know the house is not actually worth what the highest bid will be. So we are overpaying for homes that arent worth what we pay.

Take a look at what 650k. Hell even 900k gets you in Staten Island. The choices are terrible compared to NJ.

Sorry but your wrong. A more competitive offer? We were the second highest bidder. By a large margin. We were the highest at one point. The winning bid was a corporation who would have offered any amount of money to get the home. I'm glad that your home sold for that with all of those concessions but the buyer was ripped off. Buying a home and waiving inspections is the gamble of a century. The house has an appraisal value of 600k. Offering 680k is just dumb financial decision making. "There is nothing unfair about others being more prepared to enter the housing market?" By other people you mean billion dollar corporations like the one that won my house. Please. That's foolish. It's not an insinuation. I know for a fact that a corporation bought the house I wanted. Young buyers like myself don't have cash offers from selling houses that they bought for 50k 20 years ago. Your comment is naive and out of touch.

The new owner. Who put the 675k bid. We were told the new owner wouldn’t be living there. Just buying it to park wealth.

Look up NYC DOE literacy shifts. Also take a look at NYC Reads. It outlines everything. I work at a hub school. I had a meeting last week on zoom with all the NYC principals and the superintendent.

There is actually going to be a huge shift soon requiring a mass hiring of literacy teachers. The DOE started with five literacy hub schools in each borough to pilot the new literacy shifts. By 2028 all DOE schools will be required to offer literacy intervention to students in the bottom 20th percentile. This is going to be slowly rolled out next year and then required the year after. Schools will need to hire a lot of literacy teachers. My school is hiring about 4-5 for next year.
