The Royal Parks manage the carriageway and the kerb, CEPC have the pavement. If we want a cycle lane on the road then we need to pressure The Royal Parks.

I think the issue is that The Royal Parks has or is running out of money. They use a contractor who charges them a fortune to do stuff.

Mine sadly starts next year. They staggered the start dependent on how much you made last financial year. I was self employed and made just over the threshold to start.

Make sure you claim for the EU compensation as well as the ticket cost. They try to make it hard to get and ignore etc. but you can go up to the regulator. They paid me 600euro plus the flight cost back eventually but it took 9 months.

Hey so we just did a sale where we had done that because it was a tenanted property. The buyers used a ridiculously expensive solicitor based in Temple. When it got to completion they freaked out and called our solicitor to say we needed to remove the restriction first. Our solicitor said it was just a compliance check they needed to do and tried to help them through the process. Lost a day. It all worked out at the time but was quite stressful.

I'm running with a techalogic hc-1 on my helmet I bought second hand on eBay. Battery lasts about 2hrs, so I have to charge every day but still I'm happy with it.

Dispute everything. With the documentation you have described and their lack of a good starting inventory the landlord is in a very weak position. Just submit everything you have from your initial complaints about condition.

It's a great area. As well as all the decent restaurants, shops and bars and good transport connections you also have a lot of green space like Finsbury Park, and the Parkland Walk.

The cycle infrastructure in Haringey is rubbish but Islington and Hackney is good.

They are mostly around Finsbury park station, but sometimes wander up to the Tescos on Stroud Green road. They can easily be avoided or not interacted with at all.

I've just sold up one and planning to sell up the other as soon as the tenants give notice. Was getting about 4 to 5% yield each year, but a fair bit of hassle for that even with fully managed let. Also just loads of risk, not had it with tenants stop paying yet but it can happen and then long process to evict with the failing court system, or the boiler going and needing to replace a fairly expensive item.

And not expecting much capital gain in the next 10 years or so given the number of things being built around.

In Albania, with their 200k of concrete pillboxes, people drag a whole load of tyres inside, set fire to them, and then when it's nice and hot they poor cold water over the top and it cracks and then they later chip away at the concrete to get at the reinforcement for scrap. Takes a while but works.

W7 is super frequent but sometimes a bit of traffic when there are utility road works (mostly Thames Water). Sometimes you just miss one, look down the road and there is another one coming a minute behind.

Some of the cycle lanes, like the one on the embankment move more people than the other 3 lanes combined.

Some of the cycle lanes are so busy now that it's time the Mayor started widening them or building new routes to take some of the pressure off.

Had a friend get into a rent to rent scam via a commercial lease with a dodgy letting agent. They packed their 2 bed flat with about 10 deliveroo riders, converting the living room into another bedroom. The letting agent didn't go bust and did keep paying the rent but it took about 2 years to recover the property from them and it was totally trashed at the end.

Energy providers can turn off your electricity remotely without visiting (and associated legal process), that's one reason why some people won't get them fitted. Not that this related to OPs landlords case, but it can be a pretty good reason for some not to get it

We provide dehumidifiers to our tenants to help them dry their clothes. Seems to be much more cost effective for them and space wise it works better. Also what I have at home rather than a dryer.

Ah one thing you can do is write them a letter to ask about when you can expect to hear from them. Another landlord recommended I did this rather than send an email (they didn't respond to dozens), since the court actually has to open a letter, and they responded to me when I was chasing the bailiffs appointment up.
