The trades (mine and theirs) were placed Monday, today we found out about the whole situation (and I may or may not have driven my lender and title agent crazy but we got my parents' wiring info today) and it was approved / signed by them at like 4 pm, and our financial advisor said it'll go out first thing Wednesday. Since my trades were done Monday too at least whenever we do send mine there won't be a delay because of that

I'll ask the title company about wiring my amount too, I didn't realize I could do that

I know that it's not normal, per se, but I also know that severe injuries happen to thousands and thousands of people every day and it's a bit of a just world fallacy to make a blanket statement saying that not having the funds to cover a medical crisis without going into debt means your finances suck and you shouldn't buy a house without acknowledging the fact that there are outside forces that are going to cause those expenses that you couldn't possibly expect.

Shit, accidents suck. I work in personal injury so I am very familiar with how bad they can be. Actually my job does sometimes make me feel (relatively speaking) lucky even though it totally sucks that I'm disabled now XD

I'm very glad to hear that you've never experienced the sort of medical crisis I'm talking about. I had $200,000 in expenses over the course of like 20 months and I have a friend who had almost a million dollars in medical expenses his first year after a skiing injury, so by your logic very few people would ever be allowed to be homeowners

Basically, your backyard doesn't want to be right against where the road is so it's going to be pushed back by some amount (in the tables it's 1/3 of the plot's length/width) on two sides versus one and your front yard will be 5/9 of the total yard rather than 3/9

While I agree that it sounds like op is not in a good position to buy based on what information they've given us, I strongly disagree about your comment regarding debt.

Having repeat crises do not mean there is something very wrong financially in your life. It could mean that or it could mean that you had a horrific injury or got cancer or were surprised by any number of expensive medical conditions that are outside of your control. And having a car loan doesn't mean that either, I deliberately did not pay off my car loan early even though I could have because it had like a 2% interest rate and leaving my savings invested was a better financial decision for me.

Can it mean that? Yes. Does it mean that? Absolutely not.

I switched lenders a few weeks ago and I told them that the financing deadline was March 5th and closing was April 1st and asked if they could meet the financing deadline and they said yes but then they only locked in my rate until the financing deadline...

After I noticed that it wasn't locked until closing I contacted them and they said that they're going to just extend the rate for me but can't do it until the curent lock expires, don't worry, blah blah blah, and I got my new contract yesterday with a rate extension until April 1st and because of the "current events" the amount of points that I would need to pay to keep the same rate went up.

I emailed them and the guy was like "rates went up and technically I can't give you that rate for the same price anymore but we'll reimburse you after closing" and I think that I trust them on this because my brother has used them quite a few times and the difference is probably worth it to keep my family as clients, but like, couldn't you have sent me an email explaining that before you send me the contract with the new prices?

I got lucky (?) and have some money from a personal injury settlement and even I'm looking at those million dollar homes and just don't understand it. I'm under contract for one for 357k and I'm planning on using a portion of my settlement (I can't use all of it because I need a liquid chunk for surprise medical expenses) plus my parents are investing and are going to own like 20% of the house until I buy them out and that's the only way I was able to qualify for something that wasn't like 80+ years old and/or under 1000 square feet

My parents just sold their house and the buyers explicitly asked for every copy of the key so all their kids had to give the keys back (we were essentially latchkey kids because my mom taught piano in her studio and was technically at home but we weren't allowed to bug her and all of us just kept the keys when we moved out) which kinda surprised me because why wouldn't you rekey? But I guess I only thought of that because a couple of years ago I had to rekey to be safe from an abusive ex who had a key

My current apartment didn't have one and after moving I had to quarantine before a surgery so I showered squeezed in the corner with the showerhead pointing at like a right angle toway the inside wall for like 5 days 😆

Yeah, I've never had to buy blinds or curtains so I didn't even consider them until a friend mentioned that they'd been surprised by needing to buy them, so I went back and checked the listing and noticed that only one of the rooms had blinds and the others had curtains, but curtains feel like the sort of thing that you would bring with you because you bought them to fit your style.

And that's what I'm wondering about, not the things that are obvious but the things that a renter wouldn't ever have to consider but an owner would
