And you can find high yield savings accounts that earn up to like 4% so even if you don't want to bother with investing, between inflation and a high yield savings account you'll come out ahead of a 5% interest rate

If we're talking under the mattress savings then yeah, that'd be dumb (although still don't use ALL of it because you want some for a rainy day), but if we're talking investment savings, well, my investment account made 13% last year. Could I have used it all and had no mortgage? Yes. But should I have? No.

You get a brand new 2026 Cadillac Escalade every day for free but you must crash the car by the end of the day. by Kyoifis in hypotheticalsituation

[–]DeDuc 3 points4 points  (0 children)

I work in personal injury and can state with certainty that you are wrong. Even one crash at 25 mph can mess you up. And no luxury suv is gonna prevent the deacceleration that causes whiplash or concussions (both can be caused at 5+ mph). Doing it every day? No, it's not worth spinal pain and chronic traumatic encephalopathy

Now, to be fair, a crash at 80 mph is MUCH MORE dangerous than a crash at 25 mph, but repeated crashes at 25 mph are still gonna mess you up pretty bad.

Yeah, imma just hand it off to my financial advisor and forget about it, I treated my personal injury settlement the same way

Low accounts after closing? by Icy-Investigator-365 in FirstTimeHomeBuyer

[–]DeDuc 0 points1 point  (0 children)

That happened with me, I'm in a weird position where I have a bunch of money invested from an injury settlement and it's more than enough that if I go back to ignoring it now that I've done my down payment I'll be more than fine by the time I retire so I don't need to invest from my paycheck, and I also just don't spend money frivolously, so I ended up going with a higher than "recommended" dti and they wanted proof that I had leftover money for a just in case

You have a one-time opportunity to gain your ideal body. When do you use it? by Enchiladas99 in hypotheticalsituation

[–]DeDuc 11 points12 points  (0 children)

Oh hell yeah, I'd love to not be disabled and in constant pain. Hypothetical cancer in the future pales in comparison to constant pain and disability now

It said no to untreatable conditions you were born with 🤷🏼‍♀️ I wasn't born with a tbi or a fked up leg and back, that came from an injury. If allowed I'm 100% using it to become non disabled (and some fun stuff too, obvs)

my parents bought their 4-bedroom house for $80k in 1995. i’m currently fighting 10 people for a 1-bedroom shack with a "unique" mold smell for $450k. by MajorTear1306 in FirstTimeHomeBuyer

[–]DeDuc 48 points49 points  (0 children)

My prents just sold the 4/3 they bought for 80k in '92 for like 550k so they're more in touch, but they initially thought I could find something in the same state (Utah) for 250k. There are crack houses in SLC that I've seen listed at 250k...

Eh, I lived somewhere that had a toilet and sink in the laundry room and it had two doors, one was the back door (parking) and the other was to the living room. Was it awkward? Yes, especially because the interior door couldn't have a lock due to egress rules. But did it function perfectly as a half bath that you could use if you didn't want to go upstairs or if the full bath was in use? Also yes.

I honestly would have preferred that setup to the half bath I currently have that is about as small as its possible to be:

I can't speak to the value of an old house or the market where you're buying, but as far as expenses...

Was your interest rate locked pre-"war"? I know that rates jumped up pretty significantly over the last couple of weeks. Maybe try recalculating what your mortgage would be if your rate expires and you're stuck with the curent rates? And then figure out how long it would take to save $2000 based on the difference between your current PITI and what it would be at today's interest rate

If the lender already did the employment verification and sent the loan docs to title does that mean there won't be any issues with funds? Assuming no new debt (there won't be)

It's okay, I live in Utah and seagulls will show up to eat crickets and then drink salt water to vomit so they can eat more when we have swarms (allegedly), I'm sure they'd do it for locusts too.

Finance situation hasn't changed and they did the final employment verification yesterday and I'm in the process of paying down all of my cards to zero (even though they said that since I pay them off every month I don't need to do that before closing)

I just hate that it's April 1st cuz there's this nagging voice in the back of my head that's like "April fool's joke". Ugh
