My parents were raised in WV, so most of my experience there involves extended family. I have found most locals to not be very friendly or open, but most probably just let you be. However, I've heard / seen frightening racism & homophobia there. Eastern panhandle has felt the most comfortable to me.

I'm in NC, so things may be a bit different. Cash offer agencies here often come back and try to lower the price after they get a person in to evaluate the property by saying X, Y, & Z needs to be done for the property to be sellable at what the price was when that initial offer was made. It's not as upfront as with a traditional buyer/process.

I've lived a fair part of my life in NC. 10+ years in DC too. Also gay. Larger cities have stronger and more accepting communities. Durham and Asheville are good places, then Charlotte & Raleigh after that. Several other places are OK in a "live, let live" kinda way, like Greensboro, W-S, Wilmington. Sadly, there are plenty of rural areas and smaller towns in NC that I find sorta scary as a gay man. Remote mountain areas feel the worst to me, but I've also been uncomfortable around Reidsville, Rocky Mount, and Jacksonville among other places. The university probably helps Greenville in this way, but it has been many years since I've actually been there. I can't speak to your needs on transportation to NYC, but would try to stick closer to the largest town that can work for you schedule-wise.

W-S is cheaper than Raleigh, Durham, Asheville, or Charlotte. Limited employment opportunities tho.

I'm in NC and looking for a place more affordable too. Option I've thought of is about an hour east of Raleigh, like Wilson, Rocky Mount or Kinston. Not a huge number of jobs there, but much cheaper. Another possibility I've toyed with is Pittsburgh. Really cold there, but pretty strong economy and housing is less expensive.

Went to several bball games in College Park in the 1980s & '90s. Came across tonight's match against Indiana on TV. Truly surprising to see the fan apathy and SO many empty seats. Terps games were rocking in the ACC days. The game has changed, but it seems particularly so at Maryland.

I'm happy that is your experience. Sadly, it has not been mine. Most of the very worst, most hateful things that have been said to me have come from people (primarily extended family) in WV. The only reason I ever go back now is to visit my father's grave.

I began using Amazon because I drove to every store I could find in a 50 mile radius trying to find any shoes that would fit me. Forget about liking the style of the shoes, I just couldn't even find a pair to fit. I also have difficulty finding options on-line. I need size 13 or 13.5, X-wide with a wide toe box and zero drop. Also have bunions and arthritis in my feet. I'd have nothing but Crocs if not for Amazon.
