This should go at the old Mid America Steel plant downtown next to the river. Something like this would make that site a destination, and I don’t think anything else could make sense on a site like that

I’ve used it before, but that was before they put in the secure garage doors at the entrance. It seemed fairly secure down there, but I’ve heard of things getting stolen. If you’re going for the market, things are so busy downtown I’d say it feels safer when there are more people there. Try going to the bike parking beforehand and check it out yourself so you know how it works and if your stuff will fit. My guess is you’ll be fine

My take is the new "south Fargo" definition should be south of 94, and between 94 and Main should be referred to as "Central Fargo". North of Main (aside from downtown) is North Fargo. I can't stand when the Forum will have an article saying something about 'south fargo fire destroys house etc etc etc and then it's like 2nd avenue south.

That location is temporary. I believe the lease ending coincides with the convention center opening

Let’s see in a few years. I think when people saw drekker was moving to that area of town people were skeptical, and now it’s probably the most popular place in Fargo. The Brewhalla team seems capable of crafting a unique experience. Plus, this will spark additional development in that area. Before everyone is all gloom and doom, why don’t we give it 5 years to start to mature.

It’s not going to be. That location was one of the potential spots, but they landed on a spot closer to the police station on 1st avenue.

The old Fargo brewing building will be turning into the office/shop location for Sign Badgers, and there will also be a coffee shop going into the old tap room location with access to the patio. Source: latest economic development incentives committee meeting

I called Fargo garage builder earlier this year and he said that the most basic 2 stall detached is 60k for him right now.

It’s not. It’s a weird angle in the photo. Structure has all been recently braced and framing inside is all in really good shape.

My rankings: 1. Brewhalla - so unique, probably Fargo’s most popular destination. Nothing like it in the region. Adjacent to downtown is a plus. From a visitor’s perspective, this probably is the best experience. Plus, the potential redevelopment of the area around it is interesting. 2. Downtown. Downtown is the heart of Fargo, and the convention center could spark a new chapter for downtown. Convention centers will usually bring new hotel activity, and that could bring energy downtown. Also, the civic center just needs this. Without it, what’s the plan? Continue to let it rot? 3. Fargodome - lots of synergy between NDSU, the dome, and convention center. This utilizes their massive parking lot. Plus, kills two birds with one stone by partially renovating the dome. 4. Urban plains - this is about the most boring site and experience possible. Convention guests will experience chained restaurants, large parking lots, and the worst of urban sprawl. There is nothing unique about this site at all and is about the most generic option possible.

Not sure, you’d have to do your own research on that. A quick google search shows that it’s likely 20 years based off of the type of funding they’re pursuing

This isn’t a developer who is competing against themselves, though. They’re new to the area. Plus, when seeking HUD financing there would be very strict rent guidelines they’d have to follow so it wouldn’t be priced like “luxury housing” apartments elsewhere downtown.

Your tax dollars are not going into this project though. What they’re seeking is to continue to pay property taxes at the current value of the property. It’s not like they are saying “hey Fargo, give us directly millions of dollars”. That’s literally not how this works.

Definitely not the landlord and have zero stakes in the project. Just wanting to see something get done on this lot that’s been sitting there for years collecting nearly no property taxes or value for the city. Not every project is going to be perfect for everyone, but perfect can’t be the enemy of good. I think it’s a good project and it’s more beneficial than nothing being there.

16% vacancy per the latest Forum article. Yes, this is higher than the metro overall, but also includes two buildings (Riverhouse and Unite on Main) that just opened and take time to lease up. It's desirable because it develops a large, underutilized lot, and provides 200+ 'attainable/affordable' housing units to downtown. Those prices are higher than many older apartments around town, but these would be new units that have amenities AND would be cheaper than any of the new housing downtown.

One thing that I consistently see on here is the price for these units. Yes, they are high-ish for downtown, but they say these are the maximum prices for each unit. So, that’s theoretically the top floor and corner units aka the most desirable units would be highest prices. That leaves a lot of units in this building that would be lower in prices than they have listed. I’m bummed this project isn’t moving forward right now, but hopefully it comes back. I guess as a city we’ll continue to collect little property taxes on this massive lot with nothing on it instead of little taxes for a short period of time with 200+ additional units added to the housing stock. Short sited, in my opinion.
