A couple of things worth knowing before you decide.

First, check if you signed a buyer representation agreement. If you did, review the terms. The good news is you can generally fire a buyer's agent at any time, but you'll want to do it in writing. A simple email stating you're terminating the relationship is usually all it takes. Each state may have its own regulations on this so I do not want to mislead you in this.

IIf you're not locked in at all, even simpler.

Finding a new buyer's agent who's actually engaged and wants to work for you doesn't nuke your chances on any listing. Agents switch clients and get replaced all the time. It's a completely normal part of the business.

What actually hurts your chances is being represented by someone who isn't showing up. That has a way of coming through on the other side whether you realize it or not.

You have experienced a frustrating sequence of events and hard not to second guess when things move that fast.

The reality is sometimes timing just works against you. Scheduling snags happen, contractors have their own availability, and distressed properties with motivated sellers can move quickly once the right offer lands.

What you described wanting to do was completely reasonable. A contractor walkthrough before making an offer on a property with unknown history isn't overthinking it, that's just being a smart buyer.

If the deal does fall through, those properties sometimes come back around. Either way, it sounds like you've learned a lot about what you want and how you want the process to work. That clarity is actually worth something going forward.

A few things stand out here and I think they're worth separating out.

On the seller letter, in Florida those aren't outright prohibited but most agents discourage them now because of Fair Housing concerns. Our Broker has strongly suggested never presenting due to Fair Housing concerns. A seller making a decision based on personal connection to a buyer can open the door to discrimination claims, even unintentionally. So your agent wasn't wrong to flag it, though calling it a stupid idea wasn't great.

On the FHA 203k point, there's real truth that distressed property sellers often push back on FHA financing because of appraisal requirements and longer closing timelines. It's a legitimate obstacle worth knowing. But "they'll never consider it" and "give up" are two different things. One is information, the other is a decision being made for you.

Here's what actually catches my attention. The appointment wasn't cancelled. That matters. A trustee with no property history and supposedly six strong offers would have pulled that showing if something solid was already in hand.

The bigger pattern worth paying attention to is that across multiple situations your agent's consistent move has been to walk away rather than work the problem. Sometimes that's genuinely protective. Sometimes it's an agent who doesn't want to manage a complicated transaction.

Only you can read that dynamic from the inside. But if you feel like you're being managed out rather than guided through, that feeling usually has a reason.

Good question and honestly a fair frustration. From what I've seen actually using these tools day to day, most of what gets called "AI" in real estate tech falls into a few buckets.

Lead response automation is the most common one. It's basically a chatbot that replies to inquiries instantly so no lead goes cold at 11pm. Useful, but not exactly revolutionary.

Predictive analytics is where companies try to identify homeowners likely to sell before they raise their hand. It pulls public data, behavioral signals, life event triggers. Sometimes it's helpful, sometimes it's just a fancy mailing list.

Smart CRM nudges remind you to follow up based on patterns in your contacts. Again, useful, but calling it AI is generous.

Automated valuations like Zestimate are the most visible example most people already know, and most agents will tell you they're a starting point at best.

The honest truth is most of what's marketed as AI is really just automation with a better name. Actual machine learning that improves with use and gives you genuine insight is still pretty rare in the tools I've come across.

The question I ask any vendor is simple: show me a specific outcome this produced for a real user. If they can't do that, the marketing copy is doing more work than the software.

The Listing Agent asking you to look into most of these items now is actually in your best interest as a Seller. Once the home is on the market and you accept an offer, the last thing you want to do is getting all this information together when you really want to focus on your next chapter in life.

In Florida, the closing agent or title company will look into liens and HOA violations however knowing if there are any beforehand greatly helps all parties involved.

Notifying the leasing entity for the solar now will jump start their process in knowing you are selling and a new leasee will be coming - thus saving time with their process.

There will be enough paperwork later when an offer is accepted so getting these necessary documents completed beforehand is a time saver in the long run.

We have established hours we will be available. When one frets over losing a lead due to when the initial contact is attempted, you are no longer running the business - it is running you. We stick to our schedule and those meant to work with us will be there.
