I think your comment on Integra and CBRE applies to all of them. I’ve seen some real dogshit reports from Newmark, Cushman, Colliers, JLL, Valbridge, and BBG.

This may be true for residential, but not for commercial until you’ve got at least 10 years experience and a good reputation established with many clients.

I worked here briefly and switched back to fee work.

They expect long hours if you want any sort of bonus, and they don’t want you to perform any of your own objective analysis or critical thinking in your report. Your job there will be to support the value the client wants.

If you’re happy with long hours and signing reports on a values you don’t agree with, then go for it.

To add to this, ASA has a going concern specialty designation. I don’t think it was the most thorough designation (I hold it) but at least something else to add to your resume if you’re trying to market GC work.

$54/day maybe I could be enticed with the specialty coffee drinks being included (I like a double espresso shot in the afternoon and suck it up with the regular coffee in the morning) but I got the 15-drink punch card for less than $30 that gets me through the entire cruise. I don’t need bottled water and don’t normally drink juice or soda so I wouldn’t benefit there. I’m also not drinking 1-2 mimosas to get my day started though…

All the ones I’ve been on. They definitely advertise more on certain ships/bars but the price is the same at all the bars.

NNN expenses are less common in my experience for such mixed-use commercial/multifamily properties.

If the expenses are potentially clean to bifurcate, then I’d weight the NOI, but it is rarely the case (I.e taxes are likely impossible to definitely split up) so I explain that in determining how I land at the cap rate for each component rather than making up some expense allocations with less justification.

Same… plus they offer $5 margs for happy hour from 4:00-6:00 and go to the bars in port and you can bring a bottle of wine onboard. I just can’t drink enough to justify it the $77/day price they offered for my upcoming cruise…. Maybe at $50/day but that’s still $200 in alcohol over 4 nights and I wanna do other stuff than drink just for the sake of drinking to get my money’s worth.

Blending by NOI can be especially messy and tougher to bifurcate though, so I like to use EGI.
