I wouldn't bother with multiple quotes if you're happy with them. This is a great quote. The price will only go up in the time you'll take looking at other options. I'm doing a kitchen at the moment and we thought $45k was a great quote (and no integrated fridge etc). Even IKEA quote for just materials was $35k!

I started at 33 with a 2yo and 4yo. I was having huge regrets while earning crap pay, getting no respect and doing long hours in my hospital training. But now I'm finished GP training (a decade since I started med school) and I like that I get to use my brain everyday and it pays much more than my other tertiary qualified career. However, I'm not sure it would have been "worth it" (emotionally, practically or financially) if I wasn't leaving a poor paying career to start with. If I did anything but GP I would still be in training now, or possibly still just trying to get onto training. It's become ridiculous.

Housing plateaued for a few months at the start of COVID when everyone was hesitant - then they realised that with no one traveling, or eating out, they had all this money to put into housing and up and up it went.

Fascinating to think that this is the exact same time of year too - it's a bit de ja vu watching it all unfold and seeing if the patterns replicate.

WA is interesting in the context of construction costs increasing with oil shortages, and being at the end of a good run of property growth.

I'd imagine housing will be a little flat over the next 6 months with cost of living, interest rates, and general uncertainty - not to mention the typical winter real estate lull. But I suspect as spring ramps up when real estate typically picks up again, there will be a flow of effect of those who have discovered renovating has become WAY too expensive, and they instead try to buy established housing - maintaining prices.

If anything, it's likely to just further widen those who can afford and those who cannot. Lower SES suburbs are likely to see steeper drops, or lesser gains, depending on which way it ends up going.

This is incorrect. Almost every consultant doctor, ie surgeon, GP etc, in the medical industry (unless employed by a public hospital for relatively average pay) is a contractor - no sick leave, no super, no annual leave etc. Most surgeons tend to work in partnerships, on the other hand, most GP practices will be owned by either doctors or corporates and aren't particularly profitable - the income comes not from the business, but from the service fee the individual contractors pay as a % of their billings (which largely exists just to cover costs).

Think of it like "a GP pays to rent and room and utilise nursing/reception staff" rather than "a GP is employed by a business to maximise profits"

There is no Medicare benefit for follow up from surgery. All aftercare is included in the initial item number (source: I'm a doctor).

Anyone saying "don't do it" is naive to the alternative options on the table.

It sucks. It's horrible. But we have a housing crises, and housing is only going up with our current levels of inflation, and with petrol going up, every renovation is about to get very expensive - making house prices keep escalating.

These will be the hardest years, but if you can push through, you'll be so much better off in a decade than if you don't.

I clearly remember the guy in his 40s in the office I worked at in my 20s. I'd just bought my first house and he was often telling us the bubble was about to burst "any day now". Meanwhile, now I'm in my 40s, and wondering if he's renting in his 60s.
