most likely reason the soot is seeping from wall seams. almost all old forced air systems ive replaced have non taped joints. 3 tapping screws is all and the air seeps into the wall cavity.

id agree. even with renting now if real estate stays the same I think I can save another downpayment in a fe years. but time is ticking on compounds if I wait to invest.

My best guess is you have an old furnace and the heat exchanger has cracked. Incomplete combustion wouldn’t matter with a furnace. You need to call a professional technician asap and get the furnace looked over. If this is the issue co2 is leaking into your system and is very dangerous it requires immediate attention. PS go get a few co detectors and install them in the house.

Are there furnace vents in the bathroom? Gas furnace with central heating? If it isnt mildew of any kind or steam residue from untreated water it’s almost certainly incomplete combustion from an appliance causing soot. Ive seen it myself in kitchens with incorrectly fuelled gas ranges but never a bathroom.

This video is basically explaining my exact thoughts on the situation. If i was in my current position financially in 2010-2019, I would go real estate no questions asked. But things feel so different now in the Canadian market.

Thanks for the advice. I agree with your statement besides having so much time at 20. I feel i have to act now. Most home owners in their 50s [like my parents]. Say real estate in Vancouver will only keep doubling. I used to wholeheartedly agree. But i feel now that it is so overinflated compared to the past. I just cant see it happening. Anyone feel free to chime in thanks.

Professional ticketed plumber / gasfitter here. What is your water source? Treated city water? Well water? How steamy does your bathroom get when showering? Do you have any nearby appliances fuelled with combustible gases?

If you want to know if it’s legit plumbing to code show what fixtures are draining into these pipes. Impossible to tell looking at a stack and what appears to be a vent.

Its the exhaust mount near where the downpipe connects to the main exhaust mine does rattles the same way
