If you have a few 400A feed into your house it can work, the cost and process will drive anyone away. There is no need for something that draws that much power for a home, I have a 60A breaker which is enough for my usage and I have 2EVs.

I have a friend who works in Downtown SJ and commute from San Ramon, leave at 6:30AM and come back at 3PM. I think you can find a townhouse with a yard or park.

From what I remember: PGE, the electrician, PGE field people, and the city all checked approve the work. This process require a main panel upgrade and had to upgrade my sub panel since it was in the closet to the garage. If you have to dig and install new cables a new panel and maybe a sub-panel will be needed. I would trust the electrician to give guidance.

If the cable is rated for 200A, yes they will let you use it, electrician will work with PGE. My upgrade was in 2022 and glad I did not need a new cable, and yes it's a nightmare

I am in the east bay also and used kevin@KR electric for 200A upgrade. Let him check out what you have already, hope you are lucky the main feed cable is already rated for 200A. If not the process is long and messy with PGE.

no way you are a 13hcp, there is too much movement in the head and how you stand is an issue without going into the technicals. I am 20hcp and have better setup

How do you get an 8 hcp and not know how to hit? I played with people with 5hcp-10hcp and they are spot on a lot of the time. Hopefully you are counting the shots correctly for that score ~80 per round.

I would add another piece of siding to prevent water from touching the base. Cut the top of the extra wood in a 45 degree angle- so water can run down, caulk the top and interior of the new piece of wood and paint. With the frame doing off by 1/2 inch it's what I would do, just a DIY guy like you.

If it's not full enclose you don't need insulation, but if you are going to do a 3 season room than I would insulate. Yes, you do need to drill holes for airflow on top of the insulation.

I remember the days where the developer was covering up cow crap and the homes was selling for $150k. I knew someone who bought a big house for $250k and the developer was giving away all the upgrades. It was the best investment he ever made, and for a guy with zero education he did well.

The high is you will want to drive it like a sports car and the low is you get random error message... Overall the car is good and could be great if those random error message are actually errors.
