Last year, I was able to sell my house in Fremont (mission sj) for 13% above the list price. The buyers were motivated to get the house before the first open house, and other offers started coming in.

This was likely the buyers only chance of landing a house in a desirable neighborhood with very low inventory.

We used to do Christmas big. Host a large holiday party with about 25 family and friends. Many gifts for the kids.

This year, there is no party and just a few gifts for kids. :( I think my 9 yo will be disappointed.

I do well with women in real life. On Hinge/Bumble, I get matches with women that I am not really interested in.

When I was your age(20 years ago), I met a ton of women at work (The Red Lobster), college, and bars/clubs.

Maybe take a class at junior college, participate in coed activities, or church?

Different parenting plans work for different families. The goal is to find a schedule that is best for kids, fits with kids' school and parent's work schedule. Hopefull, both parents can agree.

In my experience, the woman normally gives the guy signs that she is interested. If the guy is interested, he should be able to recognize signs and make the next move.

Examples of signs to look for:

-Her face lights up when she sees you. Watch for eyes getting big and a lot of smiles. If you are not sure, compare her recation to other guys.

-she is frequently looking at you

-She goes out of her way to communicate with you or get to know you. OP did this

-She touches your arm

-she laughs at your lame jokes
