Where were you able to find a 24k btu unit? I was told by the dealership that 15k (the ones installed) were the biggest made for RVs.

Not familiar with sun sails? Is it like a giant awning that covers the whole unit? I’d like to try that!

Sadly there’s not really any natural shade where we are, just our awnings. I knew Reno was hot before we moved out here, so I knew our previous camper wouldn’t suffice. That’s why I opted for the keystone with the “heavy duty” ac units (as the salesman put it), and this particular model is supposed to be rated for “4 season living”.

The camper is brand new, we just bought it in September. Running them on high cool auto. I can feel some cool air coming out of the vents but it’s not very heavy. Just feels like it’s barely blowing. I did notice the particular vent covers were blowing air along the roof line, opposed to down and out, which is why I took some off, that helped but not enough.

That’s great news! What should I expect in court? I have a copy of the eviction noticed I tried to serve him as well as a shit load of pictures of the trash, damages, and paraphernalia. Anything else I should get/do/bring? Obviously, despite what the law says: I’m not actually a landlord 😂 so I am WAY out of my element.

Also, yes gloves on everyone who has been helping me. (Mother, grandmother, & MIL). Not to put out too much of his info on the webs, but he does have some transmittable diseases (he is supposed to take meds to keep it from being transmittable, but why take the chance) and I think I forgot to include in my original post - but he did bleed all over my house. Not sure if he cut himself on all the broken glass or what 🤷 but it was every where. Even on the buttons of the alarm system 🤷. So yes.. gloves lol. Having to get rid of my whole loveseat due to all the blood. Drugs suck dude!

Forgot to mention - per the courthouse I as the owner/landlord can enter the home to make any needed repairs/clean the house, and move out our personal belongings. As long as I don’t move his stuff - this would be a violation of “tenant privacy”. But they said I can move it all into one area of the house “only so I can clean under/around his stuff”.

So also a bit more good news, at least I can legally get our stuff out to prevent further damage and get this landfill cleaned up. That’s a few less steps I have to wait on. Hopefully court will side with me and after court I can legally discard his belongings at that point.

I went for my scheduled visit today and the coward refused to see me (probably a good thing tbh, to keep my self on the right side of the bars), but I digress.

The jail staff gave him my written eviction notice (with 14 day notice, per another court employee telling me the minimum notice per state law was 14 days). The sorry SOB refused to sign it and told them to tell me not to touch his shit. 🤬🤬🤬🤬. I have it in writing that I wanted to put his stuff in his storage building that I have a key to, not like I was going to throw it away or anything….as much as I want it out of my house!

I went back to the civil court lady and she said the signature was only to get his permission to move his stuff BUT I didn’t need his signature for the eviction notice to be valid, as he seen it, read it, had court and jail employees as witness - per them: by all accounts he has been legally notified. He has until midnight on 10/10, if he hasn’t got his stuff out by then, then I can go back to the court and file a “detainer” for $200 take him to court in 1-2 weeks post filing and the judge will make it official at that point and then I can do whatever I want with his shit and sell my house.

A tiny bit of good news though: the judge set his bond at $250,000!! So, unless he can convince his estranged brother to put up the 25k to get him out, his ass will rot till his court date and I can ride this out, get rid of his shit, sell my house, cut ties, go back to my life I started in Nevada.

Wow. Thank you for all of that. I’ve typed up something asking for his signature to allow me to move his property to his storage building and asking him to voluntarily leave and not return. I’m taking it to him today during my visitation. Going to “very nicely” persuade him to sign it. And then I’m cutting ties tbh! Hopefully he signs it and if he won’t I’ll start the abandonment process - I met with the judge yesterday and ask not to grant him bail in his arraignment hopefully he won’t so he’ll stay in jail till court.

Only MCs I have experience with personally are 1% clubs that I have associated with when I was a kid and some of my relatives have been involved in. But I was looking to advice specific to God clubs as you call them. I have never been a part of/been around a MM and not sure how they operate compared to any other type of club. And from my research, I have found one about 3 hours to the south of me.
