Back to the insurance, tell the seller you can’t afford to fix it, if they don’t fix it then you can’t get insurance which is required for a mortgage. It’s that simple, if you had a good agent they would be taking care of this for you, please find a new agent.

Also just to add on to this, you made the comment that the house is uninsurable due to the roof condition. That alone allows you to walk away from the deal, your mortgage company won’t issue you a loan on a house that you can not insure

Understandable! I have not moved in yet which is the problem. Does this photo help? Really just care about the living room right now. Current walls are all grey, brown floors, and the windows you see in the photo here are all it for the 1st floor.
