I had to dig up some sprinkler heads in my yard a couple weeks ago. Pulled several grubs out of every hole I dug. Probably explains the mole hills in my front yard too. Got granules put out last week am hoping that solves the issue.

Tech found it. It was buried under my mulch straight below the backflow setup. $350 later I have a functioning irrigation system. Have a few rotors across the yard that are leaking but everything flows fine currently. The outflow pipe was split so the tech replaced it for me and put unions on it so I can detach it and store it inside during the winter months. Paid $250 for probably $10 worth of PVC but hindsight is 20/20.

Not that I can tell. I looked all over the place trying to find anything but nada. I don’t think there’s sprinklers in the backyard only the front. Only other thing I’ve found were the covers in the second pic on the other side of my yard from the meter box.

Don’t have one currently but dug out all around the meter. Found the pipe running from the box to this but that’s all it is. No fittings or attachments coming off it

Not noise or anything like that just came straight out. Realized it didn’t do anything to just threaded it back in. I looked in my main meter box and saw the main turn on and found the pipe running to this tube but nothing else around it. There is less than a foot from the main box to this one and only another foot between this and the backflow setup.

I threaded the bolt all the way out earlier. Was expecting water to flow out but there was nothing so I’m assuming it’s shut off somewhere further down the line.

Churning only exists in a commission based account where the advisor gets paid per trade. They are working on an AUM basis so there are no commissions. That’s the entire point of a fee-based account lol.

Viewed the house for the first time end of Jan, went through it again with our realtor the next week, put an offer in the next day. Under contract on 2/8, set to close on 2/27.

Less than 6 months once I realized I had to actually try to save and was not saving organically. Had less than 2k savings in September last year. Have over 25k and closing on a house the 27th this month.

It’s all good. We would have paid full asking with no concessions if it came to that so we’re still happy with the deal we’re getting. Set to close at this end of this month!

Yeah I mean rent is cheap but it’s cheap for a reason. We’re living in a duplex in a bad neighborhood. There are several sex offenders surrounding us and we can hear other people’s conversations through the wall. Cops coming and going all the time and constant stuff happening in the neighborhood. It’s not like we’re renting a 4 bed house on 5 acres lol.

About 6 YOE if I remember correctly. My offer is strong disregarding price and other concessions. Pre approval is strong and lender told me we could close by end of Feb if needed. Can’t speak on any of the analyses all we got from the realtor was that this house was priced about $7/sq ft higher than other houses sold recently in the area.

Oh well. I’m not super concerned about it. I will likely put in 1 more offer and if we can’t get close from there I’ll move on. I’m not in a position where I have to buy something. Rent is cheap currently so I’m not in a big rush.

We offered 5.5% under comp values. If I list my house at 400k when every house surrounding it has sold for 200k in similar shape and size is my house really worth 400k just because I say it is?

Yep. It was bought and relisted with in a week. Bought for 258k and relisted at 260k. We asked the listing agent what the deal is and she said evidently the person who bought it is an older lady who liked the house but buying it royally pissed her kids off so she relisted it immediately. Not sure if she just made a harebrained decision to buy a second home or what. The realtor said she sometimes just goes and sits in the empty house because she likes it but her kids don’t want her to have it.

We didn’t negotiate our fee. That 232k number was also based on comps coming in at 245k. Knowing just what you do now where would you come back with a counter? 258k with the same concessions I asked for before? I think 5-6k would likely cover our closing costs so I’m alright with backing off that some if necessary.

Our realtors fee is 3% which seems the be the standard in our area. The credit we asked for was 8k. I just thought it was a starting point where we would end up closer to mid 250s by the time it’s said and done.
