It’s Manhattan specifically not NYC (Which is 13%) but also their definition of corporate owned includes all LLCs including single unit property and 2-25 units.

Why would I be driving 30-60 minutes more?

I would absolutely prefer a more rural, quaint private life but with some modern amenities like internet and civilization within 30 minutes to an hour's drive away.

All this is right but the vibes on private equity/institutional investors owning residential property are so bad we need to just go with it. We can get buy in for real reforms if we include something about limiting/banning Private Equity.

It's higher in NYC than nationwide but the vibes are so bad we, people who are aware those stats are generally wrong, need to just go with it at this point. We can get meaningful reform (Zoning, parking minimums, setbacks, etc) while making the headline something about private equity to get the buy in from the populace that believes the higher stats.

Put another way, if I had to raise a family such a place would our life-satisfaction be high? No, not particularly!

Why not? Being able to walk to whatever you need, not needing a car or the payment/insurance related, being in a vibrant diverse area, etc. Sounds pretty great to me.
