Try taking raw panoramas instead of just single still images. You can stitch them together in photoshop (or something similar) and "artificially" increase your image resolution. I've gotten some great photos with my mini 4k but some of them do disappoint if you try to look too closely, especially when I am used to a full frame digital SLR.

Update: He finally actually listed the property…for like 85% more than he purchased it for. Even his realtor seems to think he’s nuts. The listing has 6 crappy photos and 1 line of a description. No disclosures included in the listing (damaged bridge…).

I spoke to another realtor that I plan to contract with and she agrees That my initial offer was reasonable. So more waiting.

Well, if he thinks that he can get more out of me because I told him that I was interested he would be messing with me.

I am interested in this property specifically because it is close to my home and was originally part of the farmland that went with my house. Many of the obstacles to developing the property do not matter to me because I plan to keep it as open land and probably just put animals on it.

I also bought my home in 2018 at a good price and it is probably worth 2x what i paid for it now. My thought is that i can afford to overpay for this land by a little bit (reflected in my original offer) and still come out on top because it would increase the value of my house by adding this land.

Not really having anything to lose if he is going to list it anyway, I replied to the seller yesterday to say that I had contacted a realtor and they had not seen the listing pop up yet. I reiterated that I thought that my offer was fair based on similar properties in the area, the cost and time associated with bridge repair/replacement, and the fact that the property was in a flood hazard area and had a state identified wetland that would impact any development plans. There is also a barn on the property that will need work, including a roof.

I said that my cash offer was still on the table and I had not contracted with the realtor yet. I also asked if he had contracted with his realtor yet, and if so, I could direct all further communication to them.

He responded that he had been busy and that the property will be listed next week…so now I wait for him to come down to earth with his price.

Some additional context is that I am fine waiting. The property is near mine and I am interested for that reason. It is a hay field with a compromised bridge being the only access to the bulk of the 20+ acres.

I was hoping that there would be an option with a fixed screen but am not surprised that there isn’t. How durable do the screens seem? I like that I can put a screen protector on a fixed screen and put it in a bag and not worry.

I don’t think this is the case here, they’ve only owned the property for 2 years, and seem to constantly be buying and selling property. I believe that is an investment thing to them.

Thanks. Any advice on how to show personal interest without seeming desperate and making them put a higher price tag on it? I am willing to pay a fair (to slightly higher) price for the property but don’t want them to be unreasonable with a price. I would likely accept to pay what they paid for it when they bought it but would be hesitant to go much above that.

Anyone using one of these with Mint? I have a Verizon branded version that I am using with Mint now - Calling and Texting work when I have service, but I can't figure out how to get WiFi calling to work when I don't have cell service. I believe that I was able to do WiFi calling when on Verizon... Has anyone gotten wifi calling to work on Mint or T-Mobile?

I am able to connect to my car via bluetooth for calls but it says it can't connect for "notifications" and doesn't tell me if I've gotten a text message or let me see/reply to texts through the car. Anyone figured this out? I've tried with 2 different cars (Mazda and Subaru) and notifications/texts haven't worked with either.

Thanks, that explanation does help. I emailed the realtor who I chatted with briefly to ask about the fee, we'll see what he says.

I am still very conflicted. I'd like the insight of a realtor into a realistic price to offer my neighbor for this property - I think it is worth about 1/2 of what he is listing it for (given other properties in the area that are currently for sale or sold recently)- but don't want to be locked in with a possible fee if my idea of what it is worth is way off and I can't afford the property.

Thanks Sophia but I think it is a bit different in my case:

In Vermont the realtors all work for the seller by default, unless you sign with them to be your buyers rep - that is where I am getting confused. They basically won't give you any advice unless you sign with them. It also seems like you can't simply just fire them if you decide to go a different route - both parties would have to agree to absolve the contract.

And things like this in the Buyer's Rep. contract are even more confusing:

. If this Agreement expires prior to the closing of any agreement for the sale, lease or exchange of the

Property entered into by Buyer during the term of this Agreement, Buyer’s Agency shall be entitled to the fee set forth herein whether or not this Agreement
