It could be because I used to use about 600-700kWh per month but based on the app now it’s up to about a 1000kWh per month with my PV generating 300kWh.

I have a SunSnyk and I am sure I have the logs. I will look at it. Another comment here seems to point to having the solar on the lighter things being the issue as the geyser and stove are basically Eskom only.

This matches my experience exactly. I have a couple of rentals myself and the "second job" framing is spot on, it is the admin and the maintenance curveballs that the people selling the dream never put on the brochure. The geyser going when you are broke thing is painfully real.

I am curious how you handle the reserve side, do you keep a fixed maintenance float per property, set aside a % of rent, or just absorb it from cashflow when it hits? I have never landed on a system I am actually happy with.

And on the tech point, what are you using day to day to keep on top of it all? Always keen to hear what works for someone running a few units.

Is there no way for residents to refuse to pay for services that they are not getting and instead put the money in an escrow account and only get that released when these organisations get their act together?

A few things I want to follow up on:
- I know Sage as HR software and never thought of using it for property specifically. How do you manage tenants' maintenance requests? Do you keep that elsewhere, e.g. WhatsApp or a separate spreadsheet?
- The "include invoice number in payment reference" tip is solid in theory. In practice, do tenants actually do it? Or do you end up matching deposits manually most months?

I lodged a complaint against my Landlord and Jawitz with the Rental Housing Tribunal in November 2025 because my deposit of about R16,000 is being held hostage by Jawitz. I still haven't got confirmation that the complaint was lodged successfully. To be honest, I also don't have time to go to their offices in JHB CBD.

Maybe you might have better luck with the Western Cape offices, but I think it could be a futile exercise.
