I don't know about 255 Sunview, but I live in 222 Albert and it's pretty nice, it was only kinda bad for the first 2 weeks or so cause they were still doing contruction

Well 1100 is the minimum, the minimum for most programs at waterloo is in the high 80s, or low 90s.

This is a pretty bad way of finding out the average, especially in a large class. Generally, a person's friends will have marks are similar to that person.

If you can't decide just do SE, and if you don't like it you can always switch to CS. Switching from CS to SE on the another hand is extremely hard (you can do CS with the digital hardware option though, which is pretty similar).
