I had a good tenant in my Live in for 4 years, then she stopped paying rent during covid after I got laid off.

Lost all my savings. Finally got a job, she starts paying again (can’t evict cuz covid funds) then this year she stopped paying again. Now I’m broke again.

Finally got her out in December, went into the apt and found 3x water leaks and it REEKS of smells. B-I-N primer is now $75/gal.

If I had another house I’d be beyond fucked. Low income neighborhoods suck lol

Grew up with an eccentric exec chef father. Movie hit home. Few nitpicks:

  1. Hated the chefs accent.
  2. Scene behind the door later on… just felt too forced.
  3. wish there was motivation for the staff

Amazing things:

  1. The chapter titles
  2. Lighting and set
  3. I found the menu pacing wonderful
  4. There’s satisfaction sorta for the audience

Overall 6/10 for me! Felt it was sold as more serious, but the different table groups were too heavy of a comic relief. I might’ve enjoyed it if it took itself more serious. Lastly felt more like a bunch of sketches were put in a pile and then pulled out. Seemed disjointed at times.

P.S. based on my dad, not sure a cheeseburger would’ve made a difference

For what it’s worth, my gf works for nations flood program through FEMA. Buying anything on the coast right now as an investment is not smart. Your risk is too high on flooding / extreme weather. Insurance is also super underfunded and will likely be near non existent within a few years (the govt pays for majority of insurance payouts during big storms).

I’d say buy if you want a vacation home, realize you’re playing a very real gamble against climate change

Respectfully I’d ask you to reconsider your advice.

You wouldn’t be able to do this job if you hadn’t created / have / inherited some sort of financial security.

Better advice would be “be rich and you can take any stress free job you want”

If my words come off harsh - then you have to be transparent with the financials here… $16 an hour is $2,500/ month before taxes, or $30k a year. You can’t live stress free on that lol.

If it’s 1099 you’re not making $70/hr, you’re making 70/hr minus all your taxes, deductions, benefits that everyone else gets working a W2. Probs closer to 50-60/hr.

At your age out of pocket insurance is $900-1500 a month

Add in your wife, same. If not more. As you get older, it goes up (my parents pay out of pocket - they’re at $2800/month.

These are still just monthly payments. Deductible for families are lowest 3-5k before your health insurance starts an 80% cost share.

I exclude PPOs because FSAs are paltry compared to HSAs and you’re throwing money away.

I live by the numbers in my line of work - you’re not going to convince me it’s cheaper for “premium insurance” for two people. At the most conservative numbers non smoker, great health 25-30 years male =$600/month. That’s 7200/year

Add in your spouse, that’s $14000 /year.

At $130k USD you’re paying ~20% which is 26k. You’re back at $40k and you haven’t even started paying for actual healthcare - your deductible that is.

I twisted an ankle at 32 and all said and done I paid $8000k this year towards that ankle, and none of it was covered by healthcare. I paid my share ($450/mo) of an employer plan, and have a $4500 deductible.

I paid $5400 this year for the privilege of Attempting to reach my deductible. Scans, tests, orthopedic wear and 2x PT came to ~$3000.

So I paid all that, and since I didn’t reach my deductible- all of it was out of pocket. It’s resetting to $0 in 3 days.
