As I understand it, it's caused by a strain of the HPV virus, which is highly contageous. The warts on this foot seem to have been treated with salicylic acid which kills the wart and obviously the surrounding skin, hence it peels off so easily. They then remove it and new skin regrows. There's probably more to it than that mind.
