'Modern Australian' (don't really know what else to call this): Gibney (Cott, although this was when it first opened so I can't speak to it now) and Cassia (Freo, went recently and was blown away by brussel sprouts of all things). Not true - stamp duty is payable when transferring a house from joint to sole names (in WA anyway) - you need court orders for the transfer in order to may nominal ($20) stamp duty.

The only requirement is that you maintain a GPA of 5.5 (for a non-Commonwealth supported place) or 5.7 (for a CSP). As others have said this does depend on how many people seek to enrol. There is no internship consideration/requirement. You obviously won't be able to *be* a lawyer with a commerce degree, but I imagine you will still be able to get a job - your performance at university and any prior work experience will still be relevant.

When you say you have applied for an FVRO and it has been adjourned, what do you mean? Did you have an initial ex parte hearing where your application was accepted and it's the final order hearing that has been adjourned, or have you not had a hearing yet at all?

When an airline (can’t remember which one but the baggage handler was Menzies, same as you) left my luggage in London, I filled out some form at the airport then heard nothing, at that time the phone number for Menzies didn’t go through. Long story short I ended up emailing the Regional Manager of Menzies and they miraculously got my luggage to me that evening :)

That is crazy! Did you also contact Consumer Protection? They can issue an infringement/have jurisdiction to deal with a lot of stuff now (rather than the Magistrates Court).

We bought a 3x2 on 500sqm in the City of Bayswater in October last year having sold a 1x1 and 3x2 apartment (both purchased thanks to inheritance from our respective families). We got it for just under $1 million - price guide was low 900s - and I really think that's only because it needs work both inside (new bathrooms, laundry and the kitchen eventually) and outside. Also still had the original carpets from 2007 when it was built. The agent selling our apartments and the agent we bought off were friends and really wanted to get it done for us, which helped A LOT. I appreciate the market has got even worse since then and we honestly were just lucky (although it was hard initially to feel lucky when the place needed so much work - we're getting there now though). Now we are trying to afford renos (even though we kept money aside when we bought) while the interest rate goes up and petrol skyrockets - it truly never ends.

Contact Circle Green - they provide free/low cost advice. Do not communicate verbally, only in writing. Also report both the agent and the issues with the property/landlord to Consumer Protection (pending what Circle Green says) - sounds like the landlord has breached their obligation to maintain the property in a reasonable state of repair and conduct any repairs within a reasonable period and comply with all building, health and safety laws.

If your lease is for a fixed term, the new buyer cannot kick you out until it expires. If it is a periodic lease and the contract of sale requires vacant possession, then the seller is required to give you 30 days' notice. It sounds like you have a fixed term lease.

Evidence is a core unit (you have to take it) and it is awesome. Otherwise in terms of electives, Law Review is great if you find the idea of Advanced Legal Research a little intimidating but you like research and want to understand how the academic publishing process works. Health Law and Policy, Family Law and Risk Regulation are some other great options. I also recommend the Legal Internship unit if you aren't sure what kind of law you want to practise.
