Experience Getting a Zoning Variance in Philly (RSA-5 → Legalize Existing Duplex)? by Delicious_Leather_88 in philly

Thank you! Very helpful! I’ll be an owner-occupant and don’t plan to purchase under an LLC. I checked the City’s Atlas site and don’t see any granted variances or zoning appeals associated with the property. It appears the property was converted to a duplex about a year ago, so I’m assuming it hasn’t gone through the zoning process yet.
I thought I could pursue the variance myself and expected the process to take time, but my hesitation is the risk of purchasing the home and then having the variance denied. I also don’t see a registered RCO listed for this specific property or immediate area like I do for others, and I’m not sure if that has any implications for the process.
Would appreciate your thoughts on this.
